What is the job description of a real estate agent? What's the first job description? Find
business. And so one way that you could build your business is through your real estate agent. What's the first job description? Find business. And so one way that
you could build your business is through your real estate sphere of influence. So your sphere
of influence, that's the people that know you, that's the people that you know, that's the people
in your community. That's one way that you could find business. Another way would be hosting
open houses. Another way would be to visit for sale by owners or call expired.
The most important job that you have is to find business.
Your job, if you've not yet affiliated with a broker, is who am I going to affiliate that's
going to show me how to find business?
That's vital for you.
That is important to you.
Who's going to hold my hand step by step and show me how to find business?
And then show me what to do once I find the business. That is going to be vital for you
as a new agent. On any given day, an agent working with sellers, some of the activities
that they may end up doing. Before I tell you the activities that they'll do, you should consider to focus more on sellers than buyers.
Working with a seller takes less time, like hourly time.
It takes just as long to sell, but it takes less time that you have to invest because you're not driving them around.
You're not looking at home after home after home.
And you can put your sign up.
You can market on the internet.
You can market on social media. You can just open houses. There's so many ways that you can leverage that
seller into more business. So you should focus first on listings. What most agents do is they
focus on buyers first. I respect that. I'm going to tell you some points. We're working with them
here in a second, but just so you understand, sellers is key to success. So any given day as
a listing agent, some activities that you may be doing is preparing a market analysis,
preparing for your listing presentations, maybe meeting with potential clients.
You may be taking digital photographs of the properties. You may be entering into an MLS,
and hopefully we can find you a virtual assistant. I've got a virtual
assistant company that, you know, we can get you to, you know, do all that types of stuff.
But maybe they may be staging homes for you, or you may be staging homes or hosting open houses
or vetting potential buyers. Now, if you're working with buyers, some things that you could
be doing on a day-to-day basis is searching through the MS seeking homes for them.
You could be sharing information with your clients about the local markets, real estate market, sharing with them market stats.
You could be showing homes to your clients.
But you may be taking the time to be able to meet lenders and then get them qualified.
These are some of the things that you would be
doing as a working with, as an agent working with buyers. Submitting bids on behalf of your buyers,
setting up home appraisals and home inspections, guiding your clients through the contract
agreements and other documents, and accompanying the buyers to home inspections, to walk through,
to the closing, and anything else that may need
your presence. So these are some of the activities as a new agent or as an agent you can expect to be
