You'll be more effective to say one and do it than three and struggle because you can always do two and three hours if you already did your one. Welcome to the No Broke Months for Real Estate Agents podcast. Real estate coach Dan Roshan of No Broke Months for Real Estate Agents talks about leads and how much time you should put into generating them. In this episode, Dan explains how cramming your schedule isn't always the answer and that you should always consider the priorities and do things one at a time in order to not overwhelm yourself. Starting point is 00:01:23 Decide in this second, how much time will you lead generate daily, five days a week? And my request is to keep that timeline between one and three. And I'd rather hear you say one and do it than three and not do it. You'll be more effective to say one and do it than three and struggle because you can always do two and three hours if you already did your one. Now, that being said, certainly if you're going to say three and you're going to do three, you'll be more effective. Early in my career, do you know what my rule of thumb was? Probably in my first several years in real estate sales, I lead generate until I get an appointment. Now, at some point, I had to put a limit on that because what happened was I would sometimes
Starting point is 00:02:05 lead generate and then I have three or four hours in the afternoon. I'd find an appointment in the morning, but I want to go back to lead generating in the afternoon as well. So you have to play around with your rules to sit there and figure out how am I going to approach this. But the reality of it is, is if you have no business right now or not enough business, you only have one job description. You know, right now, my sales business has been the slowest it's ever been in six months.
Starting point is 00:02:28 You ask my team members, I'm right there in the trenches, degenerating every day alongside with them. Every day, doesn't matter. That's the only thing that's important right now. Because if we don't do that, we go out of business. That's the reality. So select how much time you'll do. Select that right now, please.
Starting point is 00:02:44 Now you're going to schedule your priorities. Scroll down and the priorities we already talked about in business are the five CPI time. spiritual, you know, spiritualness that may be important to you, relationships, health, fitness, things that are important to you in your life, place it on your schedule. I break this rule. I'm going to be candid with you. I'm less than perfect for sure. Add buffer time before, between events. So that's my schedule this past week. Okay.
Starting point is 00:03:19 Look what's in that schedule every single day. Legion, Legion, Legion, BNI. It's more lead generating. Today I'm teaching a class. I got to go right after this. So add some white noise on there. Don't do like what Dan does. That's one of the times where it's like,
Starting point is 00:03:36 do what I say, not what I do. That's the only time. I'm going to always be transparent with you. And I'm going to let you know when I'm like, yeah, this is the best idea. And for whatever reason, I struggle with it. I just sort of make it work though. But I may recommend to you to put some white buffer time in there. Add buffer time between events is remove the least essential things from your schedule. Okay. So the things that are not as essential to you,
Starting point is 00:04:01 get them off. For example, hiring somebody to mow your lawn or clean your house or a CPI virtual assistant to support you in your business of administrative tasks, for example. Clerical tasks. These are ways that you can be able to get stuff off of your schedule that's not a priority, that's not vital for your success. Thanks so much for listening to the No Broke Months podcast today.
