In this episode, Dan gives a series of short scripts and key communication reminders about talking to clients the proper way. Learn more about these tips in this new No Broke Months for Real Estate Agents episode. I want to go over some key communication reminders with you today. And we're going to go through today a series of small scripts. Okay. And so what I mean by that is we're going to just go to the basics today and we're going
Starting point is 00:01:33 to learn just like some basic words to be able to use to be able to be most persuasive. And this is all, by the way, I'm not sure if, do we have our inside sales agents here? I think we do. Fantastic. All right our inside sales agents here? I think we do. Fantastic. All right. Inside sales agents, listen to this. If you sound like a telemarketer, they won't like you. And that's true for the agents as well.
Starting point is 00:01:55 Okay. That's true for everybody. If you sound like a telemarketer, they will not like you. All right. And being liked is the foundation to successfully persuading, or at least it's the root of it. So I want you guys to work to build rapport with them as quickly as possible. And the quickest, fastest way to build rapport is to mirror them and a master rate of speech, their tonality, their inflection, their speech patterns, if you're face-to-face, their body languaging. And again, if you sound like them, you're going to sound like a friend. If you don't, you're going to annoy them. And subconsciously,
Starting point is 00:02:37 they're going to identify you as a stranger. And what did mama say when you were young? Stranger danger. Stranger danger, okay? We don't want you to sound like a stranger. We want you to sound like a friend. So what do I mean by mirroring? Tone of your voice. Speed. Tone of your voice. Speed. Some of the verbiage that they use. Okay. So the best of my ability, I was mirroring Harvey where he was very, very rigid, meaning he was very, very tone. And then at the very, very end, he went a little hollowing up tone of the voice you use. Okay. So you see how I'm just literally repeating his words back to him using the same tonality, the same inflection, et cetera. All right. So you guys hear like I'm
Starting point is 00:03:24 paying attention to the energy of the voice. Okay. The inflection, et cetera. All right. So you guys hear like I'm paying attention to the energy of the voice. OK, the inflection, et cetera. And that's the way that I'm repeating back. OK, so again, when you speak with them in the language that they speak, they're going to more likely like you. Keyword backtracking. So first, for building the rapport, it's paying attention to the voice. OK, so I had my eyes closed where I'm like, I'm only paying attention a hundred percent to whoever's speaking with me. And now I'm going to really pay attention to those words. My eyes are closed right now, by the way. Okay. Now, if I'm lead generating, I don't even have a chair in my office, except for behind this desk back here, which I hardly
Starting point is 00:03:59 ever sit at. Okay. I'm positioning myself so that I'm standing. It makes a big difference. Not only does it make a big difference in your ability to be able to communicate because you can flex into it opens up your lungs. It opens up your chest. It gives you energy. It gives you power as they may ever, you know, you've heard like your body language, like this gives you power, right? In a chair leaned over like this lowers your energy. You're going to get tired. You're not going to be able to emulate as well. Thanks so much for listening to the No Broke Months podcast today. Until the next show, I invite for you to be grateful, make good choices, help someone, have the best day of
Starting point is 00:04:45 your life, and go find a listing.
