Starting point is 00:01:37 So I'm going to ask for you to pay attention, turn off all the other things on your browsers, hang up your phone, don't look at your phone, just pay attention to this process. All right. Let's rock and roll. So the for sale by owners, you have one goal and one goal only with a for sale by owner, which is to develop the relationship. You're not going to the for sale by owner to get the listing until the relationship is established and they express that they're ready to talk to
Starting point is 00:02:01 you about getting hired. So you look at the lead generation, it's like a series of stair steps. The for sale by owner is like a level below with the story in the building. Okay. There's certain, and so in the for sale by owner, you're starting with, I've identified somebody who wants to sell and what do I want? What you want is you want a relationship in that case. Okay.
Starting point is 00:02:26 So you have a different goal there. So now I've set up the, I want the relationship now one out of seven that you develop that relationship with, then you'll bring them through this series. Okay. But this is a steer. It's a level up in the building. Makes sense. All right.

I want to introduce you to somebody who has talked a few times during this class, which is Terry Welch and she's a CPI coach.
Starting point is 00:05:37 Hello, Terry. And I want to ask Terry a few questions about her experience with just real estate in general and with leading and coaching real estate agents. So Terry, welcome and thank you for now. I know you've been participating in the class and sharing things, right? But I want to ask you a couple of questions specific about the challenges with real estate agents. So Terry, so what would you say are the biggest challenges that you see with
Starting point is 00:06:02 real estate agents who don't get help? Probably the biggest one is staying motivated, knowing what to do. Lead generation is a process. I think that to be successful, you have to be very comfortable in your own skin. Well, how do you get there? Everybody says you need to be spontaneous.
Starting point is 00:06:22 Well, I'm gonna tell you that there is no such thing as a spontaneous conversation it is a practiced and refined You need to know what you're gonna say when anybody asks you one thing so I think that's the first thing is to stay motivated and to stay focused and How often you see agents not say motivated and focused? Oh my gosh. Um, all the time they, they'll come and they say, I just don't have any business. Well, what are you doing to find business?
Starting point is 00:06:54 You have to have a lot of irons in the fire. You can't just have one lead generation strategy and you have to do that long tail that my somebody in my office says it's a long sales tail it's a process so like Dan has steps you have to know okay I sent this email what am I gonna do next what am I gonna do next what going to do next? And I have a binder of some of the things that I do. So if I'm working with a probate attorney, these are the things that I send them. I send them what I can do to help them. For example, if they need a witness for one of their processes, like a divorce attorney as well, then I offer to be an expert witness.
Starting point is 00:07:47 And so you just have email, you have a phone conversation, you write them the handwritten note. I try to send out three to five a day, past clients, my book club, people that I'm trying to entice to hire me. Um, Hey, I met you at the open house. We had a pretty good conversation. Thank you for taking the time to come to my open house.
Starting point is 00:08:15 This is my direct phone number. If you would need some additional information or a second opinion on a purchase. And how does like, and again, I want to talk about other agents. You know, think about the ages like you've led throughout your years. How does the lack of a structure process, how does that impact their confidence? And how does that impact the results? Well, as soon as I get them working on a plan, they'll come in and say, Hey, I tried that last night. It worked.
Starting point is 00:08:49 I have an appointment set for Friday. So it's a matter of when you don't know what to do, you're going to call your coach, you're going to reach out to another agent. You're going to say, what do I do next? And a coach will definitely be able to help you on that path. How does that coach help them to shift the way they think about business specifically? So if you're not connecting with, if an agent is not connecting with a client, you're going to say, well, what have you done?
Starting point is 00:09:18 And in the broader scope of things, this is what you need to do with this client and everybody else, You need to stay top of mind. You need to define who you are as an agent and work on that focus carrying you forward. Because if you're trying to try all of these different methods, you're not being true to yourself. And the best thing about having a coach is the coach is going to grab you by the cheeks and say, okay Let's focus. Let's refocus. Let's get back to work I love terry and dan. We have different approaches terry grabs you by the cheek I grab you by the neck. So we have options for you, right? I mean, it's just you know, i'm just saying we have options
Starting point is 00:10:01 terry think specifically I'm just teasing. I options. Terry, think specifically, I'm just teasing. I give you little love tabs. Think specifically, Terry, about somebody who is an example of went from struggling to thriving because of following a system. Me. Okay.
Starting point is 00:10:22 Me, I have had several coaches along the way. I count you in that realm. When I'm stumped, I go to a coach. I will never be in a situation where I don't have a coach. In addition to Dan, I have a marketing coach that I follow. You're never going to be at your best if you're not working with a coach. It's just pure and simple. What is the most rewarding thing that agent can achieve through working with a coach?
Starting point is 00:10:55 I think that reaching their goal because they don't, you know, I'm sure going through bold, Dan, you and I have gone through it numerous times. It's a training course. And they say, okay, write down your goals. How many homes do you want to sell this year? Oh, you want to sell 20? Great. Now, draw a line through that and write 40.
Starting point is 00:11:19 Double it. And so have a big hairy goal. And when we help somebody meet those goals, it's not only rewarding for them and eye-opening, it's rewarding for us because now we've met our goals in helping so many people achieve things. Yeah, but it's also, thank you, Terry, for sharing it. And thank you. So it's also about meeting somebody where they are so that you can guide
Starting point is 00:11:48 them to where they're meant to be. And that's for me is what leadership is. It's teaching somebody how to think so they can get what they're meant to have. And that's what the CPI systems are. That's what the CPI community is. That's what the CPI community is. And so agents who join the CPI community role play, get professional credibility, get a competitive advantage, get the support that they need to be able to reach their goals.
