you're not going to become an expert at this. When you do the work and when you're able to
take this information and now you're the professor, you're the real estate agent professor,
the law of authority allows for people to follow you. This is the key right here.

How to get people to follow you. Real estate coach Dan Rashan from No Broke Months for Real Estate Agents explores understanding how to wield your authority. Dan unlocks the secrets to

like, Dan, how do you do what you do when you're educating people? I do what I do when I'm
educating people by looking at these resources, SmartCharts,
Realtor.com, Inman News, MLS, just by paying attention to the marketplace, putting Google
alerts on things that are timely for my local marketplace. And then I take a good five minutes,
that's it, to say, okay, Potomac Yards, where are they putting that? When is that going to be developed? 2028. So what does that mean? That means that there's going to probably be
other local development that's coming up around the area. And then as that local development
comes up on the area, prices will very, very likely increase. Okay. It took me 30 seconds
to figure that out. And then let the consumer interpret it. or you help them to, you know, you help them
interpretate the information.
So here's some questions I want you to ask today.
What has happened over the last 12, 24 and 36 months in the marketplace?
And can you explain that to me?
Because again, yesterday we talked about you being the teacher.
We talked about you being the educator.
This right here is the topic.
Okay, so if you don't do the work, you're not going to become an expert at this. When you do
the work and when you're able to take this information and now you're the professor,
you're the real estate agent professor, the law allows for you for people to follow you this is
the key right here so answer these questions what's happened to the prices over the last 36
months what has happened in your local economy what types of infrastructure improvements have occurred? What type of
infrastructure improvements are planned? What's happened in the national economy? What's happened
in the world economy? What significant events has occurred during that period that could cause
prices to move up or down? What's the inventory like today than what it was a year ago? When
you're able to describe to somebody, say, listen, a year ago, there was 100 homes on the market in this location. Today, there's 70 homes
on the market in this location. What that means to you is dot, dot, dot. That's the words. Those
are the key words to be able to use in a consultation. What's happened to the interest
rates? We've already talked about that. Are there major plans for infrastructure in the near future?
We've already talked about that.
Last thing I'm going to ask for you guys to do is to go onto the CPI Facebook
group and share your experience, share your ahas.
And I want you to become regularly engaging in that group,
regularly asking questions in that group and use that group as a resource for
you. We've got about 3,000 or so agents in there. And it is a tool that my vision for that group, for the CPI private Facebook group,
is to be able to put together a vision, to be able to put together a team of real estate agents
that are a resource for each other, that are seeking consistent, predictable income that want to have
no broke months. Okay. And so use that as a tool and a resource to be able to post your ahas,
post your feedback on the homework, post your ahas of what you learned this morning
and ask questions of others. Engage. If you're getting value from this environment, from this
community, you can pay it back to others,
you can pay it back to the community by helping to promote that event.
