buyer consult, but we're not done with the role play. Okay. So I may call an audible here and
suggest that we role play before we, because I don't know if it makes sense for us to focus on
the listing presentation until we're completely done with the buyer presentation. All right. So what
I'm going to do for the obstacles in the market is I'm going to remind you what those obstacles are,
and then we can expand on it. The obstacles in the marketplace that I want you to go through
with them are going to be the underwriting challenges. So underwriting challenges. So
even great buyers like you, sometimes a week before
closing, the underwriter is going to come back and they're going to ask for all kinds of silly
documents. It's not really silly. They're important documents, yet it may seem silly to you. So that's
all it is. So for the underwriting, it's simply a week before closing, the underwriter may come
back and ask you for documents that they've already asked for.
And that may be frustrating to you. It's a part of the normal process if that occurs.
All right. Harvey Penn, you on roll with it?
OK, sure thing. OK, even an accident buyer like yourself, a week before closing,
the underwriter might come back and ask for some documents that you've already provided.
Don't get frustrated. We'll just
give it to them and proceed. Good, good. And I like that you added, which I did the first time,
even a great, well-qualified buyer like you. And so the reason why that's important is because
removing the potential for them feeling judged. Like, you know, don't they know I pay my bills
on time? You know, that's subconsciously what they may be thinking when that happens. Rosalie.
Even a great, well-qualified home buyer like you, the week before closing,
the underwriter is going to come back and ask you for documents you may have already given them.
I know it can be frustrating. Perfect. Perfect. Real simple, real straightforward. All right.
So this is a very simple script to have again, upfront, that changes you from, from being Nostradamus professional to
the most idiotic agent in the world. When the same thing happens, if you have this conversation or
don't, because if it's a week before closing and that happens, anything that happens, even if it's
outside of you directly. So if they're getting frustrated or getting annoyed, pissed off,
whatever the case may be. Right. So it's a comment like, again, every single thing we do here with
CPI, it's all common stuff that happens right all across the country. It's like, let's just handle
it up front. Right. And so having that conversation makes you a professional because when it happens
now, they're like, oh, Cindy's told me this may happen. And they may still get annoyed,
but that annoyance doesn't get to you. It goes to the lender and they me this may happen. And they may still get annoyed, but that annoyance doesn't go
to you. It goes to the lender and they're happy with you. And in fact, think that you're a
