you. One of those seven will meet with you. So that means that this week you text 49 for
sale by owners, you will list 50 homes this year. Welcome to the No Broke Months for Real Estate

episode, Dan claims that following his script for the FISBOs and doing your part as an agent can get
you 50 listings a year. Learn this script in this new No Broke Months for Real Estate Agents episode.
I personally don't do a lot of open houses and I personally don't do a lot of for sale by owners.
But when I do, I almost always have success. Now, that's just that's just truly it's a time constraint.
You know, I'd rather spend five hours of my Saturday afternoon teaching a first time homebuyer class than three hours of my Sunday afternoon doing an open house.
Because if I can get 20 people in front of me to teach them about how to buy a home, even though it's more time, it's more effective and more productive. And it's
a better use of my personal skill. I'm a better teacher than I am somebody to make somebody else
feel good. So again, it's like looking at your skills. Is a for sale by owner, is that a great
tactic? Absolutely. But is it the right tactic for
you maybe maybe not because if it's not it's also going to impact how often you say it because if
you hate doing it you ain't gonna do it i love teaching get me in front of somebody every day
of the week and i'll do it and if that's the only thing i need to do to find business, Hey, I'm all in and I'll do it
every day, but ask me to host an open house, you know, four times a weekend. I'm not going to do
it because I don't want to, because I don't like it. Okay. I'll have success if I do it, but
so here's what we need to know about lead generation. Every single source of leads sucks, except for the one that doesn't.
So once you recognize that up front, then you can remove and eliminate that these leads suck.
And the text script on it is, I'm Dan Rochon, ABC Realty.
I notice you're selling 123 Main Street. Is it still for sale?
They're going to say whatever they're going to say. Then I'm going to say, fantastic. If I were to bring in a buyer, would you pay X percent compensation or X percent finder's fee?
They're going to say whatever they're going to say. Then I'm going to say, can I take a look at it Thursday or Friday? What's best for you?
They're going to say Thursday or Friday. Now I've set the appointment.
Now I'm going to go to the appointment. I'm going to connect with them. The only reason why I'm at the appointment is not to get the listing, it's to gain the rapport. It's to gain a relationship.
And so as I'm there gaining the relationship, at some point I'll hand them the for sale by
owner help kit and I'll hand that to them and I'll say, Mr. For Sale by Owner, unlike my competitors, I'm not here to beg you for your
business. Instead, I'm here to be able to help you sell it on your own. Instead, I put together this
guide to allow for you to understand every single step that you can take to be able to sell this on
your own, including how to advertise it on Facebook, including how to, the resources to do 3D photography, the contracts, the things to keep you out of trouble, the disclosures that
you're going to need to know, et cetera. Now here's the key ingredient right here. This is
the piece that has to happen. Why would I put this together for you, Mr. For Sale By Owner?
Because I know that oftentimes a for sale by owner will end up hiring an agent.
And the only thing I ask from you is for me to give you the opportunity to help you without
hiring me so that if you do decide to hire an agent, that you allow for me to have the
opportunity to apply for the job. Does that seem fair to you, Mr. For sale by owner? So here's a
challenge that we have with for sale by owners. We look at all the evidence. I'm giving you 16.6% of the time you will succeed,
which means 83.4% of the time you will get rejected. But what happens is that we look at
the 85% of the time and we say, but they're going to say this. They're going to say, yes, yes, yes, they will.
Except for the 15% that hire you.
So that's a way that you could do this as well, right?
So I'm not saying that the way I'm teaching you is the only way, okay?
But the way that I'm teaching you, I can tell you with certainty, I know what the numbers
are.
One out of seven will hire you, okay?
So if you just follow simply what I'm saying now, adjust it to however it works for
you and your behavior and your personality, that's fine. Right. But I already know what the numbers
are. I already know if you want to list 50 homes this year, text seven Fizbo's today, the script
I just gave you. One of those seven will meet with you. So that means that this week you text 49 for
sale by owners. You will list 50 homes this year like that
is the formula those are the numbers okay now we could tweak it we could say well i do this i do
that okay great i great i'm not saying that whatever you do doesn't work i'm just saying
if you want to follow a proven path here it is right here do this do this and you'll have the results I promise you thanks so much for listening to the no broke months podcast today
