So Mr. Buyer, this is Dan Ruchon with Greetings Virginia Sales Network, ABC Realty. It was a pleasure meeting you. I look forward to helping. I'm going to call you and Jane tomorrow as we schedule and share some homes online. If anything changes between now and then, please let me know. Okay? That's a very, very simple script there
Starting point is 00:01:45 for you to be able to introduce yourself using the videos. Once you hang up with the phone, with the buyer. So remember, step one is you have a phone conversation with the buyer. How quickly do you have that phone conversation? Immediately, five nanoseconds or less. We want to be in negative time. Then once we are able to have that conversation, there's two things that you're asking them that you're inquiring to get on that phone conversation. What are those two things? Motivation and means. Can they buy and will they buy? Can they buy and do they have the resources to buy? Then you want to set up two actions from that phone conversation. What are
Starting point is 00:02:32 the two actions you want to set up from that phone conversation? You want to schedule a appointment, follow-up appointment, and introduce them to a lender. All right. Schedule a follow-up appointment, which is going to be a video appointment, and you introduce them to a lender. All right. Schedule a follow-up appointment, which is going to be a video appointment, and you introduce them to a lender. Then the next thing we're going to do is we're going to send them a video text. Starting point is 00:03:14 that. So that is at the point of time that we hang up the phone call with them. We set up the video call. We take out our phones and we send them a video text. And in the text, you're going to type in, Bob, I look forward to meeting with you and Jane tomorrow at 3 p.m.
Starting point is 00:04:04 and taking great care of you. Again, presumptive languaging, all right, as though if you're already their agent. So the phone call we have with the buyer, we're identifying two things, motivation and means. We're setting up two activities. Those are an introduction to the lender and the video consultation we're going to do online later that day, hopefully. Then we hang up the phone with them. And the first thing that we do is we take out our phones and we film that video that we just set, that we just practiced. You film that in your phone. You send that to them a text.
