So what's your first domino? What's the highest priority of your business? Finding business, finding business,
finding business. So as a new agent in 2007, November 2007, and so in the newspapers at the time, all the headlines said financial catastrophe, worst economic time ever. And because I was able
to focus on the one thing and one thing only, I was able to buy the brokers that I worked for as a new agent. I was able to buy that brokerage 18 months later, 18 months after
sitting where you're at right now. But this isn't about me. This is about you understanding,
maybe you don't have the ambition to own a brokerage, right? That's fine, right? And that's
completely cool, right? But maybe you do have the ambitions to have success. So I had to have a certain level of success
for me to be able to purchase that brokerage.
But what caused me to have that success was I understood
I got one thing and one thing only, find business.
Everything else is important.
Everything else is essential.
But until I do that, it doesn't matter.
So I want to make sure if you don't get anything else out of this presentation.
So what can you do starting now?
So let me give you some fundamentals of things that you could do as a new agent.
Number one is you could open up a business banking account.
Why would I suggest that you open up a business bank account?
Because I want you to start thinking like a business owner. I want you to start looking at
yourself as an entrepreneur. And once you see that, then obviously as a business owner, you're
going to need a business banking account. So that would be a first step for you. You're going to
want to look over your wardrobe, right? So do you have to do the suit and tie? Probably not. In some markets, like if you're in Florida or Arizona or maybe some parts
of Texas, a polo shirt for gentlemen, maybe that would be appropriate. But whatever the case may
be, you want to make sure that your wardrobe is not a tank top for gentlemen. And for ladies, something that is not, again,
inappropriate, right? You want to be professional and you want to dress the part. You want to be
able to understand that technology is a necessity for your business. Maybe right now you're not
comfortable with technology and that's you. I completely get it. Yet artificial intelligence,
big data and technology are in the marketplace today.
You're going to have to be comfortable with those tools.
You want to talk to your family about your new career.
You want to get their buy-in right now.
What does that look like?
That looks like communicating to them your need to be able to be focused on your business-related activities while you're not going to get groceries for them.
Sometimes family members may think like, well, you don't have a job. I got a nine to five job. You do all
the housework, that type of thing. Well, if that's what you agree on with your spouse, that's fine,
right? But you could also agree to say, hey, look, honey, I'm going to devote this amount of time
into my new business. And when I'm in devoting that amount of time to my new business,
I'm going to appreciate your support to allow for me to focus on that. And what that means is I'm
not able to do these other tasks when I'm building the business. Okay, that's going to be really,
really important that you get that buy-in today. Now, there's a little like a little tip and trick hack. Something that you may consider is when you can communicate what's in it for them, then
they're going to be more likely to be able to support you.
So that may look like something like, hey, honey, my goal is to bring in $150,000 this
year.
And what that means to you is that's $150,000 less that you got to bring in.
And if they're not bringing that much money in, well, that can be something that can be significant.
So get their buy-in.
Decide what your business hours are going to be.
So you should decide when am I going to work and when am I not going to work.
You should set up your perfect calendar.
Five activities should go into your calendar.
This is your job description. Four out of these five you can put into your calendar this is your job description four out
of these five you can put in your calendar right now one is going to be a little bit more like
depending on you know the circumstance write this down this makes you money when you're doing these
activities you make money when you're doing everything else you're not making money number
one is to lead generate that's the the first domino. I've already
said it. Find business. Number two is to convert those people to hire you. Number three, go on
appointments so you get hired and show homes. Number four, negotiate. Number five, practice
your description role play. That's it. We call that in my coaching community is the consistent, predictable income coaching community. We call that CPI time.
So when you focus on CPI time first and always,
then everything else will sort of fill in the void and sort of wrap itself
around that. But you take four out of those five,
you put them in your calendar now. So what are the four? Lead generate,
lead convert. Spend whatever time each day five days a week i recommend to put it first thing in the morning
if you can put that on your calendar one to three hours no less than one if you can do three
do three if you have no other job it should be three or more so number one so put that on there
converting your leads that would go with your lead generation one, so put that on there, converting your leads, that would go with your
lead generation time, attend appointments, put that on your calendar. Now you're like, Dan,
I have no appointments. I understand that. Put your time blocks on there now for when you will
schedule your appointments. And then you use your lead generation, your lead conversion time
to fill in the blanks. And if you don't fill in the blanks, then you replace that
appointment time with lead generation and conversion. And then practice your script and
role play. You go online to a lot of Facebook groups to find a script and role play partner.
You can find maybe somebody that's in your brokerage script and role play, but you should
be able to put that on a consistent basis where you're doing so at least weekly.
Next, you're going to want to make sure that you're meeting with mortgage lenders,
with title companies, et cetera. And you're going to want to make certain
that you are setting yourself up for success to be able to have the relationship that you're
going to need. And next is you're going to want to start reading books. The top two books that I recommend is number one, Real Estate Evolution, which is
the 10-step guide to consistent predictable income. I authored that book in 2018. It's become
a staple of the real estate industry. I'm grateful for all that have tons, you know, thousands of
people have read that book. The second book is Millionaire Real Estate Agent.
Next, what I want you to do is I want you to set goals.
I want you to imagine where do I want to be a year from now?
I want you to imagine where am I going to be five years from now, eight years from now,
10 years from now.
And I want you to set those goals now.
Now, here's the reality of it. What causes some people
to hesitate on starting goals is that because you don't know how, but here's the reality.
You're only five years away right now from creating any life of significance that you desire.
Anything of significance, like any big, huge thing, you're five years away from
it right now. You can get so much more done in the next five years than you could ever imagine
that you could. And what I also find is a lot of people overestimate what they can do in one year.
It's an interesting concept about the way that we approach life. But what I want you to do is I want you to erase the word how when you define where you want to bring your life one, five, eight, ten years
from now. Because if you understand why, the how will show up. Thanks so much for listening to the
