Do you believe that they already have confidence of your ability as an agent at this point. Now, if there's any lingering
doubt that you're an expert, when you start reviewing the market data, the only reason for
you to do that is to demonstrate to them they know nada. They don't know what you know because many
people think, I don't need an agent. I got this right here. I could just Google what the price is.
They may be aware of some of this, but they don't know necessarily how to interpret it.
I remember two years ago or so before John actually even got involved with CPI or Greetings
Virginia, you did a video about Amazon. All right. And you just sort of hit me up for some advice.
So what they don't know is Amazon's moving into the neighborhood.
They're bringing in 2,000 jobs a year.
And of those 2,000 jobs a year, 60% are actually residents, which means that that's about 800
jobs a year over the next 10 years.
Now, ultimately, that means nothing to you.
But have you noticed in Reston that on the side of the buildings, it says Google, it says Microsoft, it says Apple?
That wasn't there three years ago.
So what's really impacting our economy right now is the influx of a new corridor, a new economy, which is technology,
which is added on to an already existing economy, which is the United States government.
There is no better real estate market in the entire planet that has two better economies.
Now, that's not relevant to all of you guys, right?
But do you think that the people that I'm speaking with are thinking about that data from that perspective?
They're probably not.
In fact, if you ask most people in Northern Virginia, what's the economy?
They're going to struggle to answer that question. It's not like Detroit once upon a time where it's automobiles.
That's the economy. All right. But if you're in Orlando, what's the economy? Entertainment.
OK, well, I mean, if Disney wasn't there, would it would it be would there be an economy?
I mean, probably, but not like it is. So know what your local economy is,
know what the market stats are, and then be able to tell a story. Because there's one thing and
one thing only that you're getting from that conversation, which is to demonstrate to them
that you know way more than they do about real estate and about the local market economy.
So you want to consider yourself the local real estate market economist. So for example, when somebody asked me, hey, Dan, what's the value of my property? Can you just share with me the number? And I can share with them and say, well, I can give you the number and what's happened in the past and
what's likely to happen in the future and what's going on in the local market economy
would that be more valuable to you so that you can really truly understand the perspective of
what you should expect or would you just like me to give you a number and almost everybody when I
say it like that's like well yeah I'd like to hear what you got to say.
