Improving the value of the house, real estate coach Dan Rochon of No Broke Months for real
estate agents discusses raising a home's value. In this episode, Dan explains how to persuade the sellers
to increase the value of their house through remodeling.
Learn how to convince sellers to upgrade the value of their house
by renovation in this new episode of No Broke Months for Real Estate Agents.
Would you approach them and say,
are you willing to spend money on upgrading your home?
Or would you just approach them and say, okay, you need to remove the carpet or you need to do some painting?
How would you approach that?
All right.
So remember, our job is to give them the options so that they can make the decisions.
All right. So the way you phrase that would never be the case, which was a closed ended question,
which is, would you be willing to spend some money to make some improvements?
Something like that. I just heard you say, Ted, and that's a yes or no question.
Okay. And so what we don't want to do is we don't want to position them where they have to make
decisions.
There's only one yes or no question that you ask throughout the entire process.
And which one is that?
Who knows?
Whether you're getting hired or not.
You ready to hire me?
All right.
That's the only yes or no question that you ask.
Now, so I'm going to share what I do.
This may or may not be relevant for you.
And I'm going to suspect probably not relevant for most, or may not be relevant for you. And I'm going to suspect
probably not relevant for most, but we can maybe get a workaround on it. So for me, money's never
an issue because if they don't have the money, I'll loan it to them. Okay. So that's an option
right there. And that produces a greater income for myself because there is an interest rate of
which I'll loan it to them.
And I would only do that if they have major equity in the house and I feel like 100% comfortable and confident that I can sell the house. Okay. So, so that would be the only time
that I would loan that money to them. Now, before I had money to loan them, I still did the same.
And what I did instead was I created relationships with vendors who would loan the money to them.
I think there's a was a Curbio is Curbio in everybody's market.
I know it's in D.C. I think it is in everybody's market. Look up Curbio if you're not familiar with them.
They're a general contractor and I'm pretty sure that they're national.
And if they're not national, there is somebody in your marketplace, a contractor who will take payment at closing.
Of course, it's going to be a lot more expensive for that consumer.
But, you know, so you could position yourself so that either it's a cash flow opportunity for yourself where you can increase your revenue or you can get a contractor to do it and they can increase their revenue.
Okay, so now absent that, then you could make suggestions that would be mostly elbow grease.
So painting, they could paint themselves.
All right, it's not ideal, but it can be done.
And there is still a cost of the supplies.
Okay, so that's, so it needs clients different.
Okay, but in general, what I do is I share with them options so that they understand what they can and can't do
and what they can, how they can add value
and how they cannot add value.
And then they choose, you know,
so those options would say,
hey, Mr. Seller, fantastic front.
When I came up to the home, it looked awesome.
There are a couple of things that you may want to consider to be able to improve the value.
Now, here's the things that you may want to consider.
I noticed that in the basement that the wall looked as though if it needed to be painted.
So that's something that you may want to consider. Notice that underneath the deck, that there's a little reeling that's
hanging off the bottom of the deck that may need to be tacked up. That's something that you may
want to consider. And so then you're giving them the suggestions and then you back end it with a
compliment as well, just like a sandwich. The last thing is, is also, I talked a little bit about positioning and decluttering, where I said, okay, on my back shelf there, I'd get rid of 70%
of that. That cost them nothing, by the way. And then in addition to that, I'm also walking them
through to help them visualize framing. And what I mean by that is that there's a couch right here
in the middle of the room, which then makes the room look less big.
So instead, I'd rather see that couch up against the wall, even if it's not the way that that's convenient, the way that they live.
So those are some of the things that you can make suggestions for that cost them no money again.
I mean, I'm telling them what, you know, if you did this, it's going to make you more money.
I'm guiding them through that. Right. If you know, if you got this landscape, it would,
you know, it would appeal to a buyer more so. Okay. But I'm not telling them to do it.
I'm telling them that if you do this, then you follow me on that.
