Starting point is 00:01:09 Dan gives scripts on dealing with clients during home inspections and how to know if your buyer really is serious about buying. Learn how to deal with these issues in this new No Broke Months for Real Estate Agents episode. So home inspection. So when we write that offer that gets accepted, you're going to be excited. And then you're going to go home, you're going to have dinner, and you're going to go to sleep. And the gets accepted, you're going to be excited. And then you're going to go home, you're going to have dinner, and you're going to go to sleep. And the next morning, you're going to wake up and you're going to feel something. What do you think you're going to feel? And they're going to say, excited. Yes, yes. And I'm going to be excited for you as well. What else do you think you may feel? And then they'll give you the real answer. Maybe scared, maybe anxious. Yeah, scared, anxious. Every single one of my buyer, every single one of them feels anxious the day
Starting point is 00:01:54 after. Every single one of them has second thoughts. Every single one of them has a sister chirping in their ear about what the hell are you doing? The interest rates are too high. This makes no sense. Every single one of them has that. All right. So now time out. What I did was somebody asked me about fortune telling once upon a time. Are they here? Was that Sherry asked me about fortune teller or Bosma? I don't remember who it was. Somebody asked me when I was teaching some NLP about fortune telling. That is fortune telling right there. Because what you just did was you set yourself up for success the day after someone's chirping their ear, you've already predicted it. So now they're going to discredit that chirping in their ear. So you've set yourself up for success,
Starting point is 00:02:36 by the way, by doing this. So you go through what they're going to experience the day after. And then two days after, three days after you go under contract, we're going to do a home inspection. 100% of the homes that I've done, of the buyers that I've helped, the home inspectors have found 100 things wrong, 100% of the time. That's an iteration there. So I would say 100% of the time, 100 things wrong. So it just flows really nicely there. And what they're going to do is they're going to take a big stack of the home inspection and they're going to slam it down in front of you. Now, if I have, if I'm on video and I'm talking or if I got something, I'm going to literally
Starting point is 00:03:17 turn something down, a folder or something down right there to represent the home inspection. 100% of the time, 100 things wrong, boom. And remember how you're feeling that day. Second thoughts, anxiety, fear. And that's perfectly normal. Yet, what we don't want to do is we don't want to set you up for failure because you do want to buy a home, right? And then you get the reassertion of, yes, I want to buy a home. And what we want to do is we want to avoid taking a look at that 100% of the time, 100 things. And we want to set you up so that we're only looking at the big rocks. This would include the HVAC, the plumbing, the electrical, the appliances, the roof, the things that may cost you money. But the things that are $50, we're not going to
Starting point is 00:04:05 worry about those so much. Now, that's an effective home inspection conversation up front. Now, we did have a buyer not too long ago that did ask for 100% of the things to be repaired, including the face plates. And I wasn't able to talk to him off the ledge. Now, and the agent had the conversation with them up front. If I was to predict, the agent probably had the conversation 80% of the way I just did it. Meaning like the skill and bringing them through the experience and getting them to agree up front, that type of stuff. So there is some skill in there. But even if you don't have the same skill as what I have, 80% of the time should get you where you want to be. If otherwise, and what you're going to recognize is you're dealing with somebody that's not a serious buyer. Thanks so much for listening to the No Broke Months podcast today. Until the next show,
