The framework for a great conversation with clients. Real estate coach Dan Rochon of No Broke Months for Real Estate Agents talks about the 80 to 20 buyer consultation and its framework,

So I'm curious, at this point, we have the understanding of what was just trained to you done pretty well and that you are implementing that. So one of the things that I'm still seeing as an opportunity is setting the next step. That's something that I was even coaching somebody yesterday on where they had had a buyer come in, the buyer was interested, pretty much ready to go, but
Starting point is 00:01:47 the timing wasn't exactly right. And they needed to get some things done. I think it was maybe with their taxes or something to be able to get ready to get their loan. And they thought that they would be ready by March. So what is the appropriate way that we handle that scenario? Why don't we do this? I've got a lender who specializes in helping people to be able to get their tax forms together. He can walk you through this. He's got the best rates and terms in the business. I want him to introduce him to you.
Starting point is 00:02:16 He can even jump on a call with you today. And then he can help you to sort through this together. Would that be of value to you? Okay. So that you're booking that next appointment. And sometimes what I hear is, oh, well, they're not quite ready. And then it's like loosey goosey. If I don't get to the next step, the odds are it's because I wasn't paying attention. It's not because I paid attention and then chose not to do it. Let me ask you guys a question. What's the most amount of homes that you've ever shown to a single buyer? For those of us who have written more than eight, then understanding that following the process allows for us to do this in five or less,
Starting point is 00:02:58 six or less is really what we're looking for. My recommendation on this is that if you don't get hired before you show that first house, you're still in conversion mode. When you recognize that and you recognize where you're at in the process, then you can make decisions. So am I going to say that you're going to do this 100% of the time? You're going to follow the process exactly A, B, C, D, E, F? Well, you're going to intend to do so.
Starting point is 00:03:22 Yet, you can certainly make choices to alter it based off the situation. Yet, when you do so, you should be acknowledging that you're making an alteration, not absentmindedly making an alteration. And it should be an exception to the rule. Know the process 100% of the time. Know where you're at in the process. And then make great choices. Thanks so much for listening to the No Broke Months podcast today.
