connect with them better. In this episode, Dan shares how listening closely to how your client talks and using that to communicate with them will help you establish rapport faster.
Learn how to use your client's unique language in this new episode of No Broke Months for Real
Estate Agents. So here is a listing appointment. On here, when I ask, you know, what's your expectation of me as your real estate agent?
Open communication, hands-on, wants to be in the loop, wants everything to be explained.
Now, I've already been on this appointment.
And when I went and I said to her, I know that you're looking for somebody who's going to be hands-on and who's going to hold your hands the entire part of this process.
You know, and what I'm going to provide for you is open feedback and open communication. And I'm going
to keep you in the loop 100% of the time. Okay. Those are not my words. Those are her words,
literally, right? Her words when I did the intake. Now to be able to do that, you have to pay
attention when you're doing the intake. All right. And so the best way to be able to start an intake is, so you're in the market to sell a home. Bob Smith introduced me to you. You know,
do you have a few moments to speak? Yes, yes, yes. So you're in a market to sell a home? Yes.
Tell me more about that. And that's it. Okay. So tell me more about that. And then you just listen.
And then as you're listening, the same way as what we did with the buyer intake,
you stop and pause at the end of, you know end of their statement. You repeat back their last few words to them,
and then you pause and let them fill in the blanks. So it will go something like this.
Jeff or York, help me out here. Jeff, so you're in the market to sell your house?
Yes. Okay. Could you tell me more about that?
Being relocated for my job. So got to get this one sold and get moved up to somewhere in Virginia.
I don't know.
I don't know, man.
Yeah, I get you.
I feel your pain, my man, for real.
So somewhere in Virginia, huh?
Yeah.
Okay.
Well, tell me more about that.
Thank you, Jeff.
So pay attention to their unique languaging and write that in quotation marks, because then you know what to feedback to them when you're meeting with them.
What I promise you is I'm going to communicate with you openly, and I'm going to keep you updated and provide you feedback.
You'll always be in the loop, right?
So now whose language am I using at that point?
I'm using the language off that sheet right there that I just put down on my shelf.
Those aren't my words.
You go back to the CBI communication model,
step one is rapport.
So now I'm giving you some hacks to gain rapport quicker.
Okay, the same way as if you're in Spain and you meet an American in Spain,
there's automatically some sort of connection.
Okay, so as your agents, what's your expectation of me?
Okay, boom.
If I was teaching that to a live audience,
I would have just role-played it.
Then I would have asked you, okay,
what did you notice there? Nobody, nobody notices it,
even when I'm teaching it. Like I'm teaching to a group of salespeople. I'm like, dude,
I just called, I just said you hired me right there. Literally, I just said it. I'm your agent,
and nobody catches it, right? It's very, very powerful languaging to be able to hit the
