My name is Dan Roshin. I'm the host of the No Broke Months podcast, which is a show for real estate
agents to help you have No Broke Months. Thanks for joining me. Enjoy the show.
I've noticed in the years and the thousands of salespeople, entrepreneur, small business people
that I've coached to help them to have no broke months, is that the,
consistent thing that I see gets that gets in the way between, you know, where you are to where
you want to be in sales isn't necessarily lead generation or even belief. The lead generation
of belief, I mean, you have to believe in yourself. You have to believe that you can figure
things out. And you have to be able then take consistent action of finding business. But it's really
the biggest thing that I've noticed is conversion. So if you consider this, it's like you have
like no business and then you got to go find business you can prospect or market or network or
you know how we've already gone through you know how to do that but then it's once they you know
once you get them then it's how do you teach to sell so that you then convert well here's something
that i learned early on in my sales career which was you never ever ever ever leave an appointment
without the next step schedule.
And what do I mean by that?
That wherever you are in the converting process,
you have a conversation with somebody
and then they say, I'll call you.
Well, do you think they're really ever going to call you?
Or you have a conversation with somebody
and you say, I'll call you next week?
Do you think they're actually going to answer?
You have to schedule the time, the date,
and then be able to then send them a calendar invitation.
So the best way that I like to do this is, let's say that you're on the call with somebody and they say, well, I'll call you.
Okay, great.
Well, when do you think you do call me?
And they say, I'll call you sometime next week.
Fantastic.
Well, how about this?
If I don't hear from you next week, how about I call, how about we reconnect them Monday after next week?
That way we make sure that we don't, you know, lose track of each other.
At that point, the odds are they're going to say yes.
And then you say, well, okay, well, what if we're on the Monday of next week, the eighth of whatever month,
is what if I give you a call like the afternoon or morning better they say I'll call
me in the morning okay great I'll call you at 9 30s that work for you yes and then
you take a calendar invitation you send them a calendar invitation and you then
take your video your camera out and you your phone out you look into that little
people on the top of your phone and you say hey it's Dan Roshan I look forward
to talk to you on Monday the 8th just wanted to make sure that we stay
connected I'll talk to you soon and you send them a video
you send them a video so you send them the calendar rotation you send them a video and this is the
way that you're going to be able to set yourself up for success so that they're not going to get away
from you remember never ever ever leave an appointment without the next appointment set
conversion is the key to being successful in sales and i know that you want to be successful
that's why you're here. So make sure that you're not letting those prospects fall through the cracks.
Everybody, I want to make sure that you are aware on Tuesdays at 1 p.m. on this same channel,
we do a scripts and role play. And it's more than a script and role play. It's, I go live and actually make calls.
And I'll make a call to anybody that you want me to make a call to. I'll make a call to somebody that's your lead.
I'll call them and convert them for you.
You want me to call an expired, an absentee, a FISBO, my own database,
whoever you want me to call, I will call and demonstrate to you how to make a successful call,
whether that's warm, cold, or indifferent.
You guys get with that.
Tuesdays at 1 p.m.
