So you really have what I hear you saying is like three different buckets here. You've got your buy and hold and you prefer section eight. You've got the short term rentals and then you've got the buy and fix and flip. Is that, am I understanding you correct?
Starting point is 00:01:16 Yes, we have, I have few partners. I'm personally managing more section eight and flips. And they do short term rentals and then long term rentals. Okay. And so then what what's the majority like, like how much have you segmented? It's like how much is each? Is it a third or is it more more towards one or the other?
Starting point is 00:01:40 How's that work? I created the company so I'm in the head and then they manage and their houses. So we all together work if they need any suggestions or advice, they come to me and ask, but they do their main thing. We always, we have a chat about every week. We discuss all projects, see what we can improve, what we can do, and how to act on the best interests of our investors.
Starting point is 00:02:10 How many projects are you managing? At the time it's four. Okay. And what causes you to do this? Because this is what I know. I know construction. I know real estate. It helps know. I know construction. I know real estate. It helps me. I love it. I love managing stuff. I love to work in construction.
Starting point is 00:02:32 And it helps me to help people because I know lots of people and I was the one. When we get to Canada, we almost didn't have nothing. And we had to start basically our lives from zero. And I understand how hard it is. And my main goal to help people to understand that you can do that. You need right people, right connections, but this is totally doable. So my goal is to help as many people as possible and make win-win situation for everybody. What do you see for your future?
Starting point is 00:03:04 What are your goals? What's your future? What are your goals? What's your aspiration? What's your vision? I'm follower of the Christ. So I'm trying to help as many people as I can through my timeline and make my family, myself, and people we work with financially free, independent. So they, you know, they don't have thoughts, Oh, what I'm gonna do tomorrow, or what's gonna go, what's gonna happen if something,
Starting point is 00:03:29 I don't know, cuts off tomorrow, or if I lose my income. There's lots of questions, and this world is changing very quick, so you have to have backup plan, you have to have something that will be back you up, just at least a little bit, to give you that room to survive for something. What, how do you find your deals? I work with wholesalers. I work with realtors and I personally trust lots of people, but you know, we have saying in Russian trust, but check.
Starting point is 00:04:00 Yeah. So I trust, but every deal I pick it by my hands I do my own research and do the numbers and Unless this deal is very good and I would take it personally I take it if not, then I would never suggest it to somebody just because you need a deal for me It's a better to wait week to just to find perfect deal than just take any deal. Yeah. I was watching a documentary on Reagan the other day, and I always thought that was Reagan's quote, trust but verified, but it was actually a Russian quote that he was repurposing.
Starting point is 00:04:37 I didn't realize that until just two days ago. Yeah, probably. We have lots of saying they cross goes American and then Russian, but they true, they work, so you need to use it. What do you see? What do you see as a potential, like, like, what do you see as an opportunity? What do you see as a challenge moving forward with real estate investing? The opportunity is an opportunity for me to grow a portfolio, to show people that it's possible, it's doable and make them make their money.
Starting point is 00:05:13 And the challenge for me to find good investors, because I don't work with just anybody. I prefer to work with somebody who have the same vision, have same values, because this is very hard to work when you have different beliefs and you go this way, somebody goes this way. So there will have a time when we just split up or some hard time happens or in real estate, there's lots of unpredictable things. happens or in real estate, there's lots of unpredictable things. And if you don't have good partner, you may be screwed very soon. So have you had that experience? Have you had that experience where you've had challenges with partners?
Starting point is 00:05:55 Yes. Can you describe it to us? Yeah. Few projects back, we had a, I was working with a guy. He said, yeah, I'm doing good construction. You don't worry about that. Everything's going to be good. And I paid him 15,000 upfront for started doing renovation. Then month come by, I checked the property.
Starting point is 00:06:16 Not even a month, it's two weeks. I flew to the property and nothing done. I tried to contact him. It's just gone. Yeah. After that, I have to get my money out again, personal money to get this fixed, to get the project rolling. And I had lots of people back in Odessa as well, in Ukraine. So when you don't have the
Starting point is 00:06:38 same vision, it's very hard to work together. I had a partner and my dad also, we were working together with the dad. We have sandwiches, but with that guy, he didn't, he loved money and paid to our workers. So we had to do it from our end. You have to have lots of cash in the reserve to be able to manage everything because you don't know the person's next move, because you don't have same values and like, you don't know the person's next move, because you don't have same values. And like, you don't know, he can tomorrow say,
Starting point is 00:07:08 hey, I don't wanna do this deal anymore, give me more money. Or I don't wanna sponsor this deal anymore, just give me back everything. So you have to be sure you find right candidate and right person to work with. Are your investors in Ukraine, US or Canada or all of the above?
Starting point is 00:07:26 All of the above. All of the above? Okay. Yes. Got it. I started with my people I know personally. Yeah. So they started with people from Ukraine. I actually met two of them like within a few days and they're very good guys. I know them very good, but yeah. And I work with people in US and in Canada as well. So I have, like, I don't, it doesn't matter for me where you at, we can make it work anyway. Gotcha. The best leaders, they don't sell.

Starting point is 00:08:28 They want to be led. And it's your time. So talk me through your purpose in life. We want to talk about driving a purpose-driven profit. And so I know that your roots, your family being in Ukraine, and your journey to Germany and then Canada, I know that plays into this, but can you expand on, and your belief in Christ as well, I know that's all a part of this,
Starting point is 00:08:53 can you expand on that for us? Yeah, I gladly would do. What I can say in one sentence, I wouldn't be here if it wasn't because of God, because it's a very good story how I was born. My dad, he was a drug addict and he probably wouldn't survive. He got to God in 1996. Then my mom got to God as well. She wasn't Christian. And the story they met, it's one in the millions. Because when people do a great marriage, like when you kids and they arrange it and then you marry.
Starting point is 00:09:31 And so they had similar because my dad, he came to do a proposal to other girl. And back in Ukraine, you have to go to Baxter to do that. So you don't go directly to the girl. And he came to pastor and pastor said, no, you're looking the wrong way. You need to look at that person. You go to the pastor, not the dad? Yeah, you go to the pastor.
Starting point is 00:09:53 The pastor's name? Yeah, yeah. They have to go. You've got to become friends with the pastor, I guess. No, and my dad was very angry. He was praying and God said, you asked me to give me to give you a person from my hand. Yes. He said, yes. But so why are you angry now? I just did it. And then my dad started looking at my mom and he get a marriage proposal to her. And then usually by tradition in church back in Ukraine or Moldova, you have a week to decide. My mom, she had only one night because my dad had to leave back to Odessa from Moldova because he was doing conference there in Bible study.
Starting point is 00:10:34 So he had to leave back home and pastor said, hey, you have to give me answer by tomorrow morning. And my mom was confused. She didn't know my dad even. She wasn't the person who's like very nice to the older guys. She wanted to find a husband or whatever. So she was just serving. And she was praying and said, Hey God, I'll ask the pastor to talk to him. And if first thing he will talk, it will be about you, then I'll know this is a person from you. And next morning she came to the pastor and said, Before I'll give you an answer person from you." And next morning she came to pastor
Starting point is 00:11:05 and said, before I'll give you an answer, give me time to talk to him. She said, okay, she said, I can go with you. Mom said, no, if you will come, I'll be too confused to talk to him. She said, they started talking and first thing my dad spoke, it was about God. I should know this person. So since then, they've been together a year. Then I came on, then I have five siblings. We have three guys and three girls in our family. So big, happy and lovely family. Are you the oldest, the middle, the youngest? Where do you rank in there? Yeah, I'm the oldest. So you take care of your siblings then?
Starting point is 00:11:43 Yeah, I do. And that's probably why I do business. I have that experience in childhood. I had to manage everything and be responsible for everything. So it gives me a head start. How old were your parents when they got married? My dad was 27 and mom 25. And they had one day to figure it out? Basically. My dad had a little more because he had few days to walk and to watch my mom how she act, at least he want to be with her, but she had
Starting point is 00:12:13 only one night. Yeah. God bless. That's why I tell it, it's like 31 in the millions. Thank you for sharing that with us. Let's go let's go back to real estate.
