Again, I don't need to be talking about real estate, but that's in the background.
One of the best posts that I got with the highs engagement was two years ago,
year and a half ago, there was a house in Arlington that blew up.
Some crazy guy inside had some flare guns and stuff.
And I went out to that house about a week and a half later.
And by the way, the thing was completely demolished and I went out there and we
did a video on it and it got thousands of views.
So using something that's engaging,
that's current events is a good way to be able to get attraction.

one, two, three, four, five strategies there. And what we had talked about was for the month
to have a lead generation strategy that's in place
by using digital media, digital marketing.
And I promised you that I would start giving you
more tactical information.
A lot of the training that I do is really about
self-belief and mindset.
And I wanna make sure that I'm also balancing that off
with action. So of those things that I'm also balancing that off with action.
So of those things that I just shared with you, what do you believe you
resonate with the most? I'll give you a summary of them all just to remind you.
So I talked about SEO and with SEO I also talked about blogging. The best way
to get SEO, SEO stands for search engine optimization and that's where people
will organically find
your business using long tail keyword searches. Let me show you something here real quick.
Let's show you my emails and you can see these are leads that have come in over the last day or so.
And so I'm going to tell you where these leads are. This right here is a lead from somebody who
had applied for a mortgage. And so I don't talk about that on the
video, but that's a way that you could be able to take your
database and monitor your database when they're applying
for a mortgage. And that's a way that we know that they're going
to be taking some sort of action. If you're interested in
that, let me know. I can help you get set up with a lender
to help you with that. This is a lead right here that came in about an hour ago.
And this is somebody who is interested in most likely an Airbnb to purchase
because they came in from a company called Raboo and Raboo works with Airbnb.
These are leads that came in from my coaching company that came in from a
long form video sales letter.
This is Ayesha came in six hours ago.
It looks like she's looking for a property in Arlington
and she came in most likely from either SEO
or an online ad.
And then there's a new home valuation came in yesterday
and they came in from, most likely from an online ad.
All right.
So that gives you five or six different, and then there's some more credit monitoring here.
There's another 14.
I came in yesterday for my coaching company, et cetera.
Right.
So I'm just showing you policy violation.
Somebody made a mistake.
All right.
So I'm just showing you like right there, I just showed you maybe in the last day or so
I've had probably about 30
Opportunities for in about 50 50 between my coaching company and my real estate sales company now. I'm not showing that to show off
I'm showing you that so you can see this stuff in real time. Like you can see this actually performing

So I'm using a little bit of all of what I just shared with you on the video plus some. And what's going to work?
I don't know, right?
I just showed you five or so different ways that I'm getting the business.
And I want what I'm asking for you to do is for you to figure out one way to set up a
lead generation funnel.
And we're going to start working on that starting today.
So SEO for blogging, social media, video, and Facebook is what I talked about on the video.
I talked about using video in your marketing.
When you're using video on marketing, you want to do more community-centric than real estate-centric.
So imagine that you're the mayor of your Vienna or you're the mayor of Kingstown or Reston.
What would you promote about Reston?
What would you want to be able, if you're the PR person for Reston, what would you want to be able if you're the PR person for rest?
And what would you want to be able to get out there to the community? That's the way that you want to be able to approach
us. What would you do? You probably start a rest in Facebook group, for example, but you're not talking about real estate.
You're talking about current events. You're talking about the ice cream shop that just opened up.
You're talking about things that are interesting to the community and And then, oh, by the way, in the background is real estate.

He said from the stage, and I swear to you he was looking right at me, he said, so you're
overweight, you're fat, your hair isn't done, your makeup isn't done.
Who cares?
Just do it.
And it had such an impact on me that
I don't do it as often as I should, but I can pick up my phone and do a quick live about anything.
If you said to me, talk to me about mortgage rates, I could click on and do something about
mortgage rates. So what I recommend that everybody do is pick three topics and write five bullet
points about them so that
you're ready to pick up your phone and do a video.
I love it.
Yeah, I wouldn't call my audience fat and overweight and hair a mess.
Oh, that's what I said.
He's out there.
You have to really have thick skin to be able to be coached by this guy because he is really
goes to the juggling.
And by the way, I was the one calling me fatty.
I know that, I know that, I know that.
All right, and so then here's the thing with video
of where anything else, it's not about being perfect.
It's about doing the activity.
Okay, and that's the thing there with video specifically.
And I've coached people on video
and it's like two weeks later,
we're still trying to get the first video out.
I'm like, dude, like I would have had 17 videos out by now
Like who cares think about video like have you guys ever heard the analogy of a clay maker?
The one that spends the entire year with a pot
You know the with the little twirly thing and they're twirling the pot for one pot for the entire year
To make it perfect versus the one that does a pot every single day, you know
And at the end of the year, which of those do you think is gonna be a more proficient,
a better, I don't know what you call them, pottery expert,
right, it's gonna be the one that's gonna do 365
and screw it up 360 times,
and at the end, like you got perfect videos,
you got perfect pots.
So it's just about doing the action, doing the activity,
and people actually like authentic videos
more than produced videos, by the way, as well. All right, who else? George or Rachel? I'm not sure if you're both there or not, but
what feedback do you guys have? What could you do in your business to be able to add
a digital marketing campaign? Either what we talked about or something different.
Yeah, I was interested in the SEO, but I have a question. There's a new development in my area
where they build it up to 200 houses
and townhouses and condominiums.
And I need to know how I can incorporate that
into whatever I present.
Sure.
I got it.
Go.
George, make an appointment with the salesperson.
Say you'd like to come in and make a video
of the model home for your clients.
They're going to give you permission to do it.
Walk through just as if you were doing an online tour for a client.
Walk through the house, say, oh, look at this kitchen.
The light comes in nicely.
Make comments as you're going through.
It's perfect.
The thing is, they are not developing the area. So there's no half put up yet.
They're doing the ground work.
I actually called the developers about a year ago.
They told me it's gonna take about a year or something
to come up with prices and everything.
So the place is just-
Yeah, but you don't want the prices anyway.
See where they have models that they're gonna be building
in that community and see if they have any
that you could video.
Yeah, I mean, I'll ask that. And like I said, it's just across from my house, the whole place is wood and it's all demolished and they're fixing up the main lines and they're like everything else.
There's nothing on that property on the land yet. So I feel like maybe just a little early, George.
I know that's why I'm asking. Or you could just use chat GPT and you can just figure out what they're doing there and write a script from that as well and go walk the field. Okay.
Hey George, another thing too though is let them know that they're going to be building in that
area because they say that everybody who's interested in buying new home construction,
70% of them wind up buying resale. So pitch to the new home community.

they're gonna find out that it's not for them,
but they're looking for a house.
