Starting point is 00:00:00 I didn't say I think we're overpriced. I said the market. So you're putting to that phantom third party of who's saying that their perception of the listing isn't right. So now when you do that, you're aligning with them rather than conflicting with them. Welcome to the No Broke Months for Real Estate Agents podcast. Starting point is 00:01:36 is the market is saying we should have sold in 12 days for 100.1% of our listing price. Yet the market hasn't responded to our listing price. What do you think we should do? So you notice how I did that is I didn't say, I don't think, I think, I didn't say, I think we're overpriced. I said the market. So you're taking, you're putting to that phantom third party of who's saying that their perception of the listing isn't right. So now when you do that, you're aligning with them rather than conflicting with them. Because if they are really, really firm on their price and you say, well, I think we should be at 550 instead of 600, now you're presenting yourself as to be combative rather than aligned.
Starting point is 00:02:27 But if it's 550 is what the market's saying, so you know what? I'd love to be able to get the 600 that we're looking for, yet the market's saying 550. What do you think we should do? Now, most times when I ask that question, nine out of 10 times, they say, I don't know, Dan, what do you think? And then I say, well, I don't know, but the market's saying 550. If it was me, I'd be at least at that price, but it's not me. What are you most comfortable with? All right, so you see how I just framed that where I told them the answer and then I
Starting point is 00:03:06 deflected it back to them. So I'm going to give them the roadmap. I'm going to give them the number that they need to hear. And then I'm going to say, but it's not me. It's you. What do you think we should do? So they, again, they have that perceived control the entire process. Thank you so much for listening. You are freaking amazing.
