Real estate coach Dan Rochon of No Broke Months for Real Estate Agents talks about reconnecting with past clients through a video message. He explains that it's great to reconnect with past clients through a heartfelt video message highlighting your appreciation
Starting point is 00:01:22 and encouraging them to reach out for any future real estate needs. Learn how to reconnect with past clients through a video message in this new episode of No Broke Months for Real Estate Agents. Dan, I guess for me, I've been in real estate for a long time. I'm almost too embarrassed to say. And I'm nearing the end of my career. I've been selling real estate for 35 years and I've always done it. This is the only thing I've done, but I've only done it part-time as I was raising my children and following my husband's career. And I want to stay in the business for the next two
Starting point is 00:02:00 to five years, but I only want to work like 10 hours a week. And I'm trying to figure out how I can make that profitable. Okay. I have a lot of past clients. And from your class last week, I've only done about 10, but I've done 10 of the video tech. And I have two listing appointments now. And I'm following back up on those. I mean, we're just getting the house ready, almost coming soon to the market. I would like to be to make enough money to set aside my own
Starting point is 00:02:31 nest egg for travels and just trying to figure out how to do that on 10 hours a week of work. Okay. The two listing appointments that you got, where did those come from? Past clients. One of my past clients' children, adult children, are getting into flipping homes and so on. They have a house that they found and I met with them last week, walked through and made some suggestions to them for getting a house. How did you reconnect with them for the past clients? How did you get reconnected? The video chat. How long did it take you to do the video text? It took about, well, after I kept doing them over and over again in that timeframe, maybe about five minutes. Five minutes per? Yes. Because initially when I did my first one, I ended up calling, they called, the person that called back, we talked for so long.
Starting point is 00:03:16 So this time I tried to do it a little differently. Okay. So an hour for 10 texts, is that about right for 10 video texts? Okay. And that generated you two listing opportunities. One. Yes. Two confirmed listing appointments. It's just that we decided we're waiting to get past this, the master's week before we can put up an appointment. So an hour.
Starting point is 00:03:37 Yes. And that got you two listing appointments. Yes. Okay. All right. I know you're trying to say something there, but okay. I'm just, I'm not saying. All right. I know you're trying to say something there, but okay. I'm just, I'm not saying an hour, an hour, and I got you two listing appointments.
Starting point is 00:03:50 And you got 35 years of contacts that you can reach out to. And I guess I'm a little embarrassed because, you know, I probably have not reached out to most of them, especially since the pandemic. I mean, it's going to disappear. I got you. But remember that the video texts are not anything to do with business. It's just saying, hey, I was just thinking about you. Let me share something with you.
Starting point is 00:04:11 I'm going to share with you a text that I received from a title rep. Okay. So I got this text Friday, March 10th. You know what his text said? Well, I saw him in the gym once. So it's been about six years since I've talked to Mo.
Starting point is 00:04:24 So on Friday, March 10th, Mo sends me a text. Hey, stranger, how are you? How's the family? That's it. Okay. Okay. Let me ask you this. Can I ask you this? How did you feel when you received that text from him after nothing? It's an old friend. I mean, it's nice to reconnect with you. Okay. Yeah. I mean, I felt fine. I didn't feel, I mean, I know why he's doing it. He's doing it to reconnect with me to hopefully earn my business. He owns a title company, right? I know why he's doing it, you know, and I don't care. You know, I mean, he's reaching out to me just to say, Hey, literally says, Hey, stranger,
Starting point is 00:04:58 how you, how you bet? Just checking in on you. How are things? And, um, I didn't feel anything, you know, negatively nor positive, you know, really. Um, didn't feel anything you know negatively nor positive you know really um it just felt you know neutral and hey thanks for checking in things are doing well how are things with you that type of thing went back and forth a couple times that was it okay so i i understand i understand not feeling good about like not staying in touch with people i get it and i'm gonna keep going back to,
Starting point is 00:05:25 I don't know if this is one or two steps. How many sentences is this? Okay. You ready for it? Are you ready for my coaching? Yes. Ready? Are you sure? You sure? All right. One hour, two listing appointments. Okay. Okay. Like, like I'm just going to keep going back there. I guess I will bear that in mind. I'm writing it down myself just as a reminder to myself. Yeah, just one hour, two listening appointments. The thing that would get in your way, there's only one thing, Debra, that would get in your way of not doing the video text, which is you. And specifically you feeling, I don't even know if it's judged, just sort of embarrassed. Like I didn't continue staying in relationship with them.
Starting point is 00:06:03 Would that be accurate? I think so. I think so. Yeah. Yeah. But people don't care. I mean, it's like you have a choice either not reconnect with them or reconnect with them. Right. I mean, those are your two choices. Right. And so given those two choices, I think that most of them would be really, really blessed for you again, because the video texts, you're not asking for business. You're just saying, Hey stranger, how are you? Like my friend most did to me who i haven't talked to in six years i still call my friend what are your thoughts on that deborah i think i'm gonna follow through and just keep doing it um i'm taking off next week because like i said this town will die it's gonna disappear
Starting point is 00:06:40 the residents for the next i got you but um check it out. 10 hours is what you got. Spend one of those 10 hours and do 10 video texts. Call it a day. But do it every week. Is that good? It is. It is. Thank you. You're welcome. Thanks so much for listening to the No Broke Months podcast today. Until the next show, I invite for you to be grateful, make good choices, help someone, have the best day of your life, and go find a listing!
