Starting point is 00:00:47 Here's the thing. I used to be a told you guys yesterday, I used to be really, really highly functioning drunk. Okay. And when I stopped drinking, you know, the first aha that I had was remember was I'll never forget. It was Memorial Day weekend, about four months sober. And I go to this place is called Kingstown Allegy in Virginia for any of the locals. It's a small shopping center, basically. And I'm walking around the shopping center and I'm looking at all these sober people and it's Memorial Day weekend.
Starting point is 00:01:17 My entire life, Memorial Day weekend, everybody's drunk up until that point. What I saw in my world was what I saw in my world. And I was like, holy crap, everyone's sober. Why didn't I see this before? Because the environment I put myself with something different. The point goes back to your habits create your reality. Your habits are who you're going to be. So what I'm going to encourage for you to do is this week, figure out what you're going
Starting point is 00:01:44 to do, figure out what you're going to do. Figure out what your superpower is. Take action and then make it a bitual. Because that exercise we did yesterday where we said, you're going to, you know, why do I do for me to be a worthy dad? Well, why do you do what you do? Because if what you do is something that you're going to be committed to being that person, then freaking do it.
Starting point is 00:02:04 And guess what? If you choose not to do it to being that person, then freaking do it. And guess what? If you choose not to do it, those are exercising habits as well. Either way, you're creating reality. So let's talk about the three tactics. Let's jump in. So the three tactics that we have today are the for sale by owner, the easy way. Technique number two is the prospecting power hour. Tactic number three is digital marketing.
Starting point is 00:02:20 And then the secret sauce is sending videos. When you do one tactic this week you can always add another tactic next week but only do one. Fortune favors action takers. I'm gonna encourage for you to take massive action this week. If you're ready to take an action, if you're ready to take a listing this week for sale by owner the easy way, where you don't have to cold call to use this tactic, you're going to text. And if you're willing to be able to invest a small amount of your time, this is going
Starting point is 00:02:54 to be the best tactic for you. If you're willing to be able to do one hour a day to engage in proactive lead generation activities, then prospecting power hour is your tactic. If you enjoy connecting with people and leveraging technology to build relationships at scale, then consider digital marketing. But again, only select one tactic. You can always do the next one fall and you can come
Starting point is 00:03:20 back next time and you could do that as well. Are you ready for the world's quickest for sale by owners class? You guys ready for this? So you may have heard me teach this class before. If I could introduce you to a seller that 100% at least stating they want to sell and they've not yet hired an agent, would you want me to introduce them to you? For sale by owner class, complete. Who did I just describe?
Starting point is 00:03:48 But Dan, for sale by owners eat their young. But Dan, for sale by owners aren't serious. For sale by owners don't want to pay a commission. Six out of seven are going to reject you. One will hire you. So if you want to be able to take a listing the quickest way possible, the for sale by owner class is the way to be able to take a listing the quickest way possible, the For Sale by Owner class is the way to be able to do this.
Starting point is 00:04:09 And the way that you do this is step one, you're going to get the data. So you're going to get the data first. Once you get the data, then you can send them a text. And what you're going to do is you're going to text them simply, Mr. For Sale By Owner, I'm Dan Rushan with ABC Realty. Are you still selling your property? They're going to say yes. Say, fantastic. Are you willing to pay a compensation to an agent if I brought you a buyer?
Starting point is 00:04:36 They're going to say yes. Thanks. When can I view it? Now, what's going to happen is you're going to get all kinds of feedback and rejection and objections. Stay on the script, okay? Stay on the script and for every seven for sale by owners that you text, one will meet with you. For every seven that you text, one will meet with you. This is the same strategy that Tom who took this class used, who had been in Asia about
Starting point is 00:05:02 eight years and his wife works at the bank. He struggled to have enough sales. He wanted to have more sales, but he wasn't making the money he wanted to make. He was doing okay, but he was not crushing it. He wanted to have enough money to start saving for a seven-year-old's daughter's college fund. This was a couple years ago, by the way, and take her to Disney.
Starting point is 00:05:21 He already has that account started. He's saving the money for our college now. He already went to Disney and what did he do to do that? Last year he came to the five day challenge. He selected for sale by owners as his tactic. He showed up all five days, did the homework. He joined the CPI community and he increased his production by 300%.
Starting point is 00:05:41 You could be like Tom and have no worry about paying your bills, confidence in the future and have an experienced mentor like me to guide you. This could be you. All right. So, if you want to do the prospecting power hour, okay. On average, consistent prospecting for one hour can generate five to ten meaningful conversations a day. Alright? If you're calling people who know you, if you're a talker, it may be more. It just depends. Okay. So for every 100 conversations, you can expect to convert one active buyer or seller who will commit to working with you in the next 45 days. Again, this is prospecting 101. So if it takes you, let's say, one hour to have five conversations and it takes you 100 conversations to have one closing, that's 20 hours of work to make $10,000. Would anybody here work,
Starting point is 00:07:36 take a job of working part-time to get paid $10,000 a week? Anybody take that job? I just offered it to you. Is it 40 hours? Did I do the math wrong? So would anybody want to work a full-time schedule 40 hours a week and make 20 grand? That's the numbers. So if you focus, if you dedicate one focus hour daily for 10 days consistently, you're setting yourself up for ten thousand dollars. But what about the other 99? The ones that suck. All the leads suck, except for the ones that don't. That's what you have to understand when you're lead generated. All the leads suck.
Starting point is 00:08:15 But if I asked you for the next 10 work days to work one hour a day, and at the end of those 10 work days, you're going to make $10,000, would you do it? The normal linguistic programming, the hypnotic languaging, and you'll see that here shortly. And at the end of those 10 work days, you're going to make $10,000. Would you do it? The normal linguistic program, the hypnotic language, and you'll see that here shortly. This is the same techniques that Jackie used. It was a mom of two girls and a boy, and she was, she was afraid. She was confused. She was broke. She didn't think she could be successful.
Starting point is 00:08:43 She did this technique. She was coached by me directly. She took the five-day class that we're taking right now. She joined the CPI community, increased her sales by 251 percent, and she got the faith. She had the freedom, the money, and the choices the same way as you could be. If these people that I'm showing you could do this, you could do it as well. All right. The last class that we're doing, the last tactic that we're going to select this week is digital marketing. If you could take some time to put together some lead funnels,
Starting point is 00:09:15 if you could take some time to be able to do some ads, if you could take some time to be able to put something together that's generating you opportunity 24 hours a day, that's running with or without you, would that be something that would appeal to you? If it is, digital marketing is the way to go. The biggest reason that I see these digital marketing techniques only work is when you do them consistently. You have to be able to do these techniques consistently.
Starting point is 00:09:46 You have to commit to the digital marketing strategy that you choose and then do so for the next 30 days. In the class, in the curriculum, I'm going to show you in a class exactly how you can put a lead machine together so that it's feeding you with or without you. Mary, another one of our students was an agent of 2013. She had sales, but she struggled. She felt she had too many other responsibilities. She felt she wasn't worthy. Mary took this class, attended all five days, implemented this tactic.
Starting point is 00:10:21 And she increased her sales by 251%. I want you to think what your life would be like if you had no broke months. Will you ever have to worry about where you're going to get your next paycheck from, have the freedom to afford a vacation, or maybe you just like Mary, you just needed to get restarted. If these students again could do this, so can you. I want to introduce you to Michelle, who is in our coaching program. And I want to ask Michelle a little bit about your, a little bit about your
Starting point is 00:10:49 experience, because we've implemented some of these strategies, particularly some of the digital marketing stuff that's sort of getting up and running. Some of the lead funnels, that type of stuff. And I want to introduce you, Michelle and learn a little bit about you. So Michelle, you want to say hi to everybody? Hi everyone. I'm Michelle Camione and I'm a real estate agent in Southern Maryland, probably about two hours outside of Dan's Market.
Starting point is 00:11:10 How long have you been an agent for? I was licensed in June of 2001, so I'm coming up on my 24th anniversary. So a while. Before working with me, what was your biggest challenge that you had or your biggest frustration? Knowing what to do next. I mean, I've been for a couple of years just working what I call my VIP group, just people that I've worked with in the past, my very favorite clients from the last 24 years.
Starting point is 00:11:34 And it just with the changes in the market is not getting me to the production level that I've been used to. So my frustration was, you know, how do I go back to working with clients I don't know? You know, how do I go back to working with clients? I don't know. You know, how do I go back to grinding it out? Is was in my mindset, you know, calling for sale by owners and expired. And so what you've helped me to appreciate is that there's a better way to do it. And we're working on a program to make that happen. Love it.
Starting point is 00:11:58 And so when you started sales, you started with expired and banging and just like every, you know, all this coal type of stuff. You built a business and then you sustain that business through your VIPs. Right. And then the market shifted so that the VIPs no longer were able to sustain what your goals were. Right. And then I also took six months off two years ago to help a family member that very close to me that was ill. And so that when I came back to the market thinking I could just pick up where I left off the market had shifted.
Starting point is 00:12:31 And so it was sort of a couple of bad circumstances conspiring against me there. I spent a lifetime in business and in sales. You know what I've seen far too often? Struggling. Struggling to close deals. Struggling to gain trust. Struggling to create consistent and predictable income. That's a problem I'm here to help you solve. What made you decide to work with me? Even though you already had a successful long, you know, long, you've been in business for longer than I've been in business and real estate sales. What made you decide to work with me?
Starting point is 00:14:20 Yes, sometimes you just have to get, you know, pushed out of your comfort zone. And the coach that I was working with decided to retire. So at that point, I thought, wow, I've been in real estate for 24 years and I've never been without a coach. So what am I going to do? And I started looking around and you had actually been prospecting me for quite a while for your coaching services. I don't know if you recall, but I met you at a BNI meeting several years ago when I joined Marla Ballard
Starting point is 00:14:49 at one of your meetings in Alexandria somewhere. And you were pretty impressive in that meeting, right? Just meeting you as an agent. And then I just decided, let me talk to Dan, see what he has to say. Well, damn it, Michelle, thanks for making that connection for me today. Yeah, I remember, but I didn for making that connection for me today. Yeah I remember
Starting point is 00:15:05 but I didn't make that connection till just this second. Then Michelle I gotta call Marla up now and thank her. All right yeah I remember. So um can you describe some specific areas where I've helped you the most? You know like lead funnel, counseling. Yeah so I mean over the years I've helped you the most? You know, like lead funnel, counseling. Yeah, so I mean over the years I've always wanted to have a lead funnel, a landing page. How do you leverage the internet to bring leads to you? And I have tried on my own to figure out all these things. I've paid hundreds of dollars for various tools and I'm just not techie enough to make it happen. And Dan said, that's okay. Here's what we're going to put on it. You need to record this in this. Here's your script.
Starting point is 00:15:48 I did those things and his staff took it from there and voila, I have a landing page. So yeah, you took the hard part out of the equation for me. Yeah. Guess what? Michelle, I don't know how to do a lot of that stuff either, but I got some great freaking people that do. Yeah. Leverage.
Starting point is 00:16:05 You showed me how leverage can and should work. What's something unexpected that you gained from this coaching program? Well, what I just described was unexpected. I figured you're going to tell me, okay, this is what you need. Now go figure out how to do it, which is, you know, what I've been used to getting from coaching. Mostly, I think I just feel like I have momentum. I chose momentum as my word this year. And I think I just feel like I have momentum. I chose momentum as my word this year
Starting point is 00:16:27 and I know I have the skills. I've got I've had plenty of years behind me to practice those skills. Some of them might be a little rusty but I feel encouraged, positive and I feel like I can implement what I already know and gain the momentum that I that I lost over the last year. I love it. Starting point is 00:16:51 All right, so the secret sauce being video is a way that is going to allow for you to get to a higher level in the communication of the hierarchy of communication, okay? And this month in the CPI community, what we're working on is goal setting and focus, just so you guys know.
Starting point is 00:17:14 And so every single month we have a different outcome that we're doing. And the one that we're doing starting on this coming Monday is how to develop smart sales goals, how to learn the science of focus and prioritize income producing activities, how to eliminate uncertainty by breaking the big goals into easy, simple daily tasks. And you're going to be able to set three measurable goals and complete the micro steps towards achieving them. And that's going to happen starting on Monday. And what I want you to do is I want you to use video in your communication. I want to use video in your lead generation. I want you to use video in in your follow up.
Starting point is 00:18:20 The technology here is useful. If you're prospecting somebody, instead of just sending them a text, give them a call, send them a video. It takes you 10 seconds. So what I want you to do as a part of your homework is I want you today to send out a minimum five texts to somebody in your world just to say you love them, just to say you care, just to say hello, just to say I was thinking about you. I wanted to say hello. I want to express gratitude. Acknowledge any tough times. I'll recognize it as success.
Starting point is 00:18:50 Use video to be able to figure out, you know, to connect with the people that are in your life. So we're not just using it for conversion, like what I just showed you, but you're also using it for connecting with your tribe, connecting with your people, particularly if your people are one of these on here, on this board that we went through earlier. We want to be able to stay in touch with our people, with our VIPs like Michelle does. Michelle, I'm going to ask for you to send out five to your VIP people.
Starting point is 00:19:21 Send that out as a homework assignment today. It can be just simple. It's all easy. It was to send the video, text it to them or do the video on Facebook. So when you do that, what you're going to have is you're going to be able to have certainty, a clear path to follow, and you're going to be able to have the success that you're looking for.
