Scripts that you should ingrain in your mind.
Real estate coach Dan Rashan from No Broke Months for Real Estate Agents explores the world of essential scripts,
which can significantly enhance your productivity and streamline your workflow.
Dan shares his top scripts. These scripts aren't just about memorization. They also require
understanding the psychology behind the words to build trust and rapport with your clients.
In the new No Broke Months for Real Estate Agents episode,
tune in to master these essential scripts and elevate your real estate game.
All right, let's go ahead and let's do some scripts and role play. So today we're going to start with I wouldn't mind. We want to get it ingrained within yourself, the scripts and the
dialogue that we're teaching so that when you are in a position with a consumer
with a buyer with a seller with anybody that this stuff comes up naturally that you're not thinking
about it and becomes who you are so when we're doing the script and role play i want you to
consider this like doing push-ups okay i literally i don't think i could do it right this second but i could
do about 109 push-ups right like that to me it's just amazing right but you know if i have like a
fresh chest and i'm feeling good what what allows for me to do that because i work my my body i work
it pretty much every day of the i mean yeah, yeah, I do work it every day.
Right?
Like, so because I do push-ups, now I can do a lot of push-ups and I don't even think about it.
Okay?
Like, I can get to a point of, like, where most people are going to do maybe 25, 30 push-ups.
That's, like, I'm not even thinking about it.
Right?
And so that's what we want to consider, like description role play, like doing your push ups so that you can go and you can just do it more naturally than what most others could.
Does that make sense to you guys? The way I just described that? All right. Awesome. And it was an it was an opportunity for me to be a little bit braggadocious. Why not? I wouldn't mind is the script we're going to use
this morning to start off with. So we're going to say that 10 times. I wouldn't mind. I wouldn't
mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind.
Dorothy, go.
I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind.
Jade, go. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind.
Aligo.
I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind. I wouldn't mind.
All right, now we're going to add to it. Let's do this. Dorothy, go.
Let's do this. Let's do this. Let's do this. Let's do this. Let's do this. Let's do this. Let's do this. Let's do this. Let's do this. Let's do this.
Jade, go. Let's do this. Let's do this. Hey, let's do this. Let's do this. Let's do this. Let's do this. Let's do this. Jade, go.
Let's do this. Let's do this. Hey, let's do this. Let's do this. Let's do this. Let's do this. Let's do this. Let's do this.

Let's do this. Let's do this. Let's do this. Let's do this. Hey, let's do this. Let's do this. Let's do this. Let's do this. Let's do this.
Hey, let's do this.
Let's do this.
Let's do this.
Let's do this.
Let's do this.
All right.
Now, I wouldn't mind.
Let's do this.
I wouldn't mind.
Let's do this.
Dorothy, go.
I wouldn't mind.
Let's do this.
I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind.
Let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind.
Let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. Ali, go. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this.
Aliga.
I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this.
I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this.
I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this I wouldn't mind, let's do this I wouldn't mind, let's do this
Jade, go
I wouldn't mind, let's do this
I wouldn't mind, let's do this
I wouldn't mind, let's do this
I wouldn't mind, let's do this
I wouldn't mind, let's do this
I wouldn't mind, let's do this
I wouldn't mind, let's do this
I wouldn't mind, let's do this I wouldn't mind, let's do this. I wouldn't mind. Let's do this. I wouldn't mind. Let's do this. I wouldn't mind.
Let's do this. I wouldn't mind. Let's do this. Dorothy. So talk to us about how those two,
because you, you started this. So talk to us about how those two work together, like in real play,
like in real time, like when is it appropriate to be able to use those languaging
patterns together? So the buyer has looked at whatever it is, the property, and they're coming
up with their objections, which are fears and doubts and concerns. They're trying to avoid extra costs. And so they're negotiating actually. And so you're
listening. And instead of saying, we are going to do X, Y, Z, you gentle it by saying, I wouldn't
mind as if you're doing them a favor. And the let's do this is, I think, I want to ask you, is the emphasis on more the word this and then you suggest a thing?
Because to me, let's do this is kind of like a sports term, like let's win, let's kill the other team.
And I'm picking up from you that we're supposed to be gentle with them.
So they almost kind of sort of don't even notice our presence and they think it's them.
Well, let me think through this.
Okay.
I'm trying to do.
I wouldn't mind helping you with that.
Let's do this.
Why don't we practice it one more time?
What do you think?
Good idea. All right. That's the way you deliver it.
All right. Like you see as it's, it's, it goes back into that Columbo or aha. It's almost like
a Columbo. It's almost like it occurs to you like in the moment right and so then it's you're giving them the reassurance
because remember we all we all want to be guided we all want that maternal or paternal figure
and you know we're getting into deep psychology here right it doesn't matter what your age is
right you want that that paternal maternal figure to sort of guide you, hold your hand, hug you, hold you, love you,
and reassure you, right? So it's more from that perspective of a reassurance of a, I've got you,
you can trust me, I'm going to help you with this, okay? And so instead of like the the conflict of we should do this.
Right. It's you know, I wouldn't mind, Dorothy. Why don't we do this?
But when we're gone. Right. And so now it's like the first part is, yeah, you know, I'm doing you a favor.
And the second part is I'm guiding you maternally or paternally, even if they're older
than you, right? It doesn't matter what their age is. We still want to, you know, share that perspective.
