Starting point is 00:00:00 I didn't just start hiring and then let the company figure out who we are. I define my values and they've evolved. They're not the same values I had 15 years ago when I started. And they weren't as clear back then as they are today. But I am 100% clear on who I am and who I want to be around without fail. In this episode, Dan discusses the simple yet essential steps to building your real estate team. Learn these steps in the latest No Broke Months for Real Estate Agents episode. When you hear building a team, what do you hear?
Starting point is 00:01:25 What does that mean to you? Building support around your efforts of, in our case, real estate and selling homes. Bringing on people to make your business more efficient. Okay, more efficient. Fantastic. Whether you take that efficiency and spend more time with your family or make more money, that either one would be, I think, of value. What else? When I say building a team, what does that mean to you? It could also mean bringing on several agents. I don't teach this in CPI, yet a great resource for the order of bringing people
Starting point is 00:02:09 in would be the Millionaire Real Estate Agent book by Gary Keller, Jay Papasan, and Dave Jenks. And in that book, he goes through seven levels of building a team. And the first level is you, solo agent. The second level is you, an assistant. The third level is you and two assistants. The fourth level is you, two assistants, and an agent. And so if you look at that, it'll stop there at level four, because a lot of people are happy with level four. Level four is not a bad place to be. If you look at my sales team, if you compare it to Gary Keller's book, it's probably a level six team right now, just to, you know, out of the seven levels. All right. So not that matters to anything, right? But the reason why I suggest that is because I want to make sure that we have the clarity on when to bring the agents in. Of course,
Starting point is 00:03:03 that's according to Gary Keller and me as well, because I agree with him on that. So if, and let me say it differently, Gary agrees with me on that. Say it like that. All right. So to be able to build a team, what's step one? Step one is to define your culture. The definition of culture is how we treat each other. That is what culture is, is how do you treat one another? Okay, do you treat each other with respect? Are you crappy to each other? Are you nice to each other? Are you uplifting, downlifting, or downtrodden?
Starting point is 00:03:37 How is it that you treat other people? So if you're a solo agent, and if step one is to define your culture, what's the easiest way for you to do so? Look internally. How do you like to be treated? How do I like to be treated? Because if I understand how I like to be treated, now I've defined my culture of my company. For me, the way that I like to be treated, I like to be told the truth. I like to, if there's a challenge, to address it. I like to be told the truth. I like to, if there's a challenge to address it, I like to be respected. I like to be someone who is, who's with a relationship with somebody who's willing to have a reciprocal
Starting point is 00:04:17 relationship that is not a unilateral relationship. I love to be competitive. I love to learn. I love people who are self-starters and take action. That's some of the ways that I like to be treated. I like to be treated with respect. So my company, hopefully, my companies are one that live those values. But I defined them up front. I didn't just start hiring and then let the company figure out who we are. I defined my values and they've evolved. They're not the same values I had 15 years ago when I started. And they weren't as clear back then as they are today. But I am 100% clear on who I am and who I want to be around without fail. All right. So step number one is to find your culture. Step
Starting point is 00:05:06 number two is to find your way. In business context, that would be considered your mission, by the way. Okay. So yesterday, Jeff and I were talking and his company's way is multiple for sale by owners, open houses, and YouTube videos. Okay, so that's the way that he defined. We break it down into the simplest, like what's the action that needs to happen for that company? So if he wants to take 1.5 listings a week, then he would have to text 10 people a day, 10 for sale by owners a day. He's got three people in his company. That means two of them get to do three and one of them
Starting point is 00:05:57 gets to do four. And that's the starting point for his company. That's his mission is to be able to say, here's how we're going to get wherever we're going. So the vision is, where are you going? And the vision is, here's where we're going. We're going to be omnipresent in regards to real estate sales in the DMV area. How are we going to get there? For me, we're going to get there through my sphere of influence. We're going to get there through internet leads. We're going to get there through teaching events. We're going to get there through other methods as well.
Starting point is 00:06:40 There's nine different methods that we're going to get there with. So those are the nine ways, I went through three of them, that we're going to get to be omnipresent. In the future, we're going to do radio advertising. We're going to do television advertising. We're going to do live events online every Tuesday night. We're going to do a YouTube live to teach homebuyers the process of buying a home. These are some of the ways that we're doing this. So how are we going to treat each other? Where are we going to go? How are we going to get there? And then lastly, what are your values and beliefs? Your values and beliefs of your company should resonate, should align with the values and beliefs that you have as an individual. Thanks so much for listening to the No Broke Months podcast today.
