episode of no broke months for real estate agents so i've gotten two badzilla reviews in 2020 all right so here is a bad experience pathetic my
house languished on the market for three months in the spring of 2020 he got the list and turned
it over to his wife i heard from him once after that we got two lowball offers when the listing
expired he never returned my call just got the problems and what we needed to do i don't make
it a habit of posting any reviews.
In fact, I rarely post any reviews at all.
But this guy was so bad and uncaring, I feel an obligation to warn the public and save them from getting cheated out of the time and money.
Stay away.
And then my response.
I do not reject your perception of me.
I ask that any reader of your review read the many other reviews.
I appreciate that you do not often post bad reviews. I seldom get them.
In 13 years of experience, it's the second bad review I received and the first bad review on
Zillow. You're correct that Tracy was the point person during the time that we were working
together. I inadequately explained to you how she and I worked together. Your house was on the market
for 88 days during the winter of 2019. At that time, I was able to solicit two offers, and I discussed each of them with you, both for less than what you desired.
While I take no responsibility for the condition of the market and that I was unable to convince a buyer to pay your price, I take full responsibility for your poor opinion of me.
I think I did mention that it was sold for $100,000 less than what I had listed it.
So that's a way to be able to deal with a bad review.
And we talked about that in the CPI certification.
You deal with a bad review two ways.
One, by appropriately responding to it, taking responsibility.
And two, by having 17 good reviews or great reviews.
Okay, that's the way you deal with a bad review.
All right.
So right now I'm at about a 50 to one ratio
of good reviews versus bad reviews on Zillow,
better than a 50 to one.
Okay, so when you look at that ratio,
then any consumer that's gonna be looking at me,
if they see that review and they see 50 positive reviews
and they see my appropriate response,
they're gonna discount that.
But that review was a cause. That review
came from me not sharing the list of remarks with them before it went live. And the list of remarks
were off base. Okay. So that goes back to what I'm sharing with you about like from the get-go,
and you can sort of see everything from the get-go all the way to the end of you don't want a one-star review on Zillow.
Okay, that one-star review, I'm completely responsible for it, but I'm not responsible
for it for what the consumer believes that I'm, I mean, I'm responsible for that as well,
but that's not where I made the mistake. Where I made the mistake was by not, you know,
communicating more effectively and being more on top of the
communication throughout it. That's where I screwed up. Thanks so much for listening to the
