Starting point is 00:00:00 I got hired one time from a lady that was doing construction in the house. At some point, she realized, what happened to your shoes? I said, oh, I took them off before we went into that room. And at that point, I got hired. Welcome to the No Broke Months for Real Estate Agents podcast. So the only time I won't take my shoes off is if there's like, you know, bare floor, you know, like subfloor type thing. All right. So a couple of things I just want to highlight. First of all, I neglected in the course to direct you to take your shoes off when you come in.
Starting point is 00:01:39 So make sure that you do that. Ladies, sometimes you may have like, you know, some sort of heels or whatever. Certainly don't want to be clacking on their on their floors with that. But even gentlemen, you want to take your shoes off. And when I went in the house, there was subfloor and I was walking through. And the way that it was set up, a sort of like one room led into another room with a small hallway and went through the first room, got to the second room. She's ahead of me. She had already replaced the carpet in the second room. So at that point, I take my shoes off. But the way the house laid out was you kept walking. She didn't realize I took my shoes off there. Right. So I just kept walking a phone or now I'm on the subfloor with my with my, you
Starting point is 00:02:21 know, my sock feet. And, um, at some point she realized what happened to your shoes as, Oh, I took them off before we went into that room. And at that point I got hired emotionally. Okay. And I didn't physically get, I got hired, you know, 10, 15, however many minutes later. But at that moment she, she was like, yep, you're my guy. All right. So that one gesture, boom, did it. I could tell because I was actively listening to her energy. The other piece that I don't mention in the course, or I may mention it later in the course, is when you go to the table, what you want to do is if it's a square table, you want to stand at the corner. You hold your computer, you hold your phone in your folder and you say, where should I
Starting point is 00:03:06 sit? Okay. And the reason why you do that is because what you don't want to do is you don't want to sit in the king or the queen's chair. Okay. Because they probably have a chair that they prefer. And if you sit in their chair, you talk about a disconnect of rapport like that, that's a no-go, okay? So if it's a circle table, then just between two chairs as though that was the corner. Same type of deal. When you go to the appointment, when you're out there, you're going to have your computer, you're going to have your phone, you're going to have your hotspot from your phone to your computer.
Starting point is 00:03:42 You're going to make sure that you know how to work with how that works. All right. If you don't know how to hook your hotspot from your phone up to your computer, figure that out today. Get somebody to show you how to do that today. Okay. It should be pretty intuitive, but if you don't know, make sure you know how to do that. Make sure you have a cord to your phone. Make sure you have a cord to your computer and make sure both are charged up. You're also going to have, when you had a conversation with them, you were taking notes, you're going to have the notes that you, that you took, you're going to have the listing agreement and paper there. And your notes are going to be highlighting, you know, things that were,
Starting point is 00:04:21 you know, I'm looking for Dan for you to give me good, solid advice. This is not my first rodeo. And, you know, I'm going to really need some help with negotiation and, you know, and we're willing to accept coaching from you, Dan. Those are all their words, not mine. All right. So when I, when I go to, you know, start talking to them and throughout the conversation, I'm going to be referencing those. So again, when you go to the appointment, you've got your computer, it's folded over on top of your computer. You've got your folder. You've got your phone on top of that.
Starting point is 00:04:50 All right, so imagine that there's a computer underneath here. And then in your hand, you've got your cores that are wrapped up and you're ready to rock and roll and you know how your hotspot works. All right, so that's what you're going to do so that when you go there,
