Starting point is 00:00:00 Every one of these things here is a skill. And without the skill of believing yourself, you will not be successful at lead generation without the skill of lead generation, you won't be successful at organization building. But here's the thing, just because you have the skill at lead generation does not mean that you will have the skill of organization building. Welcome to the no broke months for salespeople podcast, the ultimate building. human behavior by mastering the art of the teach to sell method. Starting point is 00:00:55 There's three primary ways to lead generate. They are to prospect which cost you time. Time. which cost you time. Time. Market which cost you money. Money. And to prospect and mark and to network which cost you time and money. I slipped up my words there. So prospect which cost you time. Marketing that cost you money and networking that cost you time and money. That's how you get business. If you're new to business, should you be doing Zillow? No. There is an exception to that. You got a lot of money.
Starting point is 00:01:34 Pay for it. Yeah. If you got a lot of money, sure. Go for it. If you ain't got a lot of money, you shouldn't be invested money into your business yet. Okay. And if you're new to business, you probably don't have a lot of money.
Starting point is 00:01:46 I have money, yep, that's how it works. Unless if you have, for some other reason, and so when you understand that, step number one in a business is prospecting and networking. So unless you have investors, unless if you have money that you've saved, right? And if that's the case, then you would add marketing. Why would you not just stick with prospecting and networking through time?
Starting point is 00:02:15 Because we're here in the lead generation right now, because guess what? Time is an asset that is limited. Money is an asset that is limited. Money is an asset that's unlimited. Nobody will ever have all the money in the world, not even Bezos or Elon. They have the most money. They don't have all the money. So because of that, it's unlimited. That understanding is at some point in your business, when you run out of time,
Starting point is 00:02:44 that's where I'm in my business, I'm out of time. Man, I am out of time. I am out of time. I have to leverage through other people. I have to leverage through marketing. I have to leverage through investing my money. I don't even consider it my money. It's the money that the business generates.
Starting point is 00:03:01 I have to invest that money back into the business to be able to continue to grow. Then we get into building an organization. And if you look over here on this side, when you learn how to lead generate, you can make some money. When you learn how to build some support around you, you can make a lot of money. When I talk about building a business, a lot of salespeople, sales professionals, the majority of sales professionals never get past this right here. And the majority of real estate salespeople
Starting point is 00:03:33 never even get to that. Okay, the majority of real estate salespeople never even get to the lead generation part. And then they get frustrated, they don't have success. I'm like, have you thought this through? Right like it's that's just there's not going to be a magic poof here. It is right. You have to do something which goes back to the activity Roslyn that I'm so proud of you for doing
Starting point is 00:03:56 because when you continue doing the lead generation, right? I guarantee your success. You just have to do the activity one little statement about lead generation. I know I'm an organization right now, but I want to go back to lead generation real quick. If you're not hitting your goals, it's going to be because of one of three things. Write this down if you're not hitting your goals right now. You're either not saying it often enough, you're not saying it to the right people, or you're not saying the right thing. One of those three things or
Starting point is 00:04:25 could be a combination of one or more of those three things. So I'll say that again, you're either not saying it often enough, you're not saying it to the right people, or you're not saying the right thing. It's going to be one of those three reasons, one or more, why you're not hitting your goals if you're doing the activity in lead generation. Most likely, for most, is that you're not hitting your goals if you're doing the activity in lead generation. Most likely for most is that you're not saying it often enough. Okay. As a coach, like it's having this all mapped out. So when I'm talking to somebody, I already have that, like I already know they're not hitting their goals. All right, let's take a look at this. It's most likely they're not saying it often enough, but let's have a conversation.
Starting point is 00:05:05 What are you doing? How often you saying something who are you saying it to? What are you saying? Well, I think if can I add something to that Dan as well? I think the biggest thing is they don't know sometimes we don't know what are those three things until they track the activity. Sure. Sure. Absolutely. Most people don't track it, right? And I'll be candid with you. In my career, I've gone through spurts where I've tracked it. I've gone through spurts
Starting point is 00:05:31 where I've not tracked it, just to be candid with you. But I guarantee you, I've always done it, right? I guarantee you, I've always done it. So if you're, and I only want to say that because if you're the type of person that wants to do it and will do it and you get all map, all wonky about tracking it, I'm gonna give you a little bit of permission to not track it as long as you're doing it. But if you're not getting the results. Then you need to be trying.
Starting point is 00:05:56 Because they get it exactly. Exactly. Exactly. All right, so let's go back over here. So now we're in the organization building. We're about to go into leadership. Before we go into leadership, the number one thing, and when you get to leadership, you have an infinite opportunity to be able to make an impact in the world.
Starting point is 00:06:15 I continue with the dollar sign there, but what that means to me is impact. Because when I, when you make an impact in the world, the money will always come when you make a significant impact. The best leaders, they don't sell. They teach, they build trust, they change lives. Teach yourself is going to be published by Posto Press and Simon & Schuster. It's going to show you how to lead you're going to be leading the way. You're going to be leading the way. You're going to be sold, they want to be led, and it's your time. So the definition of leadership is to be able to teach somebody how to think so that they get what they want. Understand what I just said there. It's about them, not you.
Starting point is 00:07:24 $26 and out from home. Leadership is about teaching another person how to think so that they can get what they want. What is the key ingredient? Take a look at this I'm gonna give you this I'm gonna put this back up here to give you a hint. What is the key ingredient to be an effective leader? To being an impactful leader? You have to learn ingredient to be an effective leader to being an impactful leader? You have to learn how to build an organization. What's the key ingredient in building an organization? Have to lead.
Starting point is 00:07:55 What's the key ingredient to lead generation? To have the belief. Well, all right. Now, here's the reason. So this is a little bit, it's in the same topic, but it's a little bit sideways. It's more of a little bit of a rant. Has anybody ever wondered why few real estate agents become really, really great business owners? Every one of these things here is a skill. And without the skill of believing in yourself, you will not be successful at lead
Starting point is 00:08:26 generation. Without the skill of lead generation, you won't be successful at organization building. But here's the thing, just because you have the skill at lead generation does not mean that you will have the skill of organization building. I sure as hell did not because if I did, I wouldn't hire somebody and let them steal a hundred grand from me or I wouldn't hire somebody. Oh my God. I'll never forget. He was in his boxers. He comes out.
Starting point is 00:08:51 He looks like Kramer. He comes out of the door and he looks at me. He looks at me, he looks at me and he goes back and he shuts the door and he slams the door at me, right? And I'm just like, what the hell just happened here? Kramer. It was definitely right. Just because you have the skills of the lower levels does not mean that you have the skills of the higher levels. And the thing about that is, is so many sales team leaders
Starting point is 00:09:18 believe that they know how to sell at a high level and because they know how to sell at a high level, then they become, then they can go build a team and I'll be candid with you. I made that mistake at the very beginning. I was generating a ton of my third year in business. I did 109 transactions. Okay. 18 months after, after I getting my license, I bought the brokers I worked for.
Starting point is 00:09:40 It was a KW franchise. Like I had a lot of sales success. And I thought, you know what, if I could just generate the business, I could just It was a KW franchise. Like I had a lot of sales success. And I thought, you know what, if I could just generate the business, I could just throw it over my shoulders and bring a bunch of agents on, I'm going to be a billionaire. But guess what happened? I found the business, I threw it over my shoulders and what was behind me? They want to catch the balls.
Starting point is 00:10:01 They would drop the balls. Okay. And that's where I realized, oh wait, I have to develop a new skill. I have to learn how to build an organization. Today we talked about leadership as the pinnacle. When we go through those four concepts and you go through those, then you are able to create consistent predictable income.
Starting point is 00:10:24 You are also able to create consistent predictable income. You are also able to create consistent predictable income at any level of this, or at least any level above the belief. But the difference between effectively being a leader and effectively being a lead generator is that being an effective lead generator, it never stops. If you don't develop the skills of building an organization,
Starting point is 00:10:47 you don't develop the skills of being an effective leader, then you're going to always be working. Now, as I grow older, I realized that that becomes less attractive to me. When I was younger, I never even thought about it. But now I'm at the age where I'm like, I love doing what I do. And I would love being in Europe for the next 18 months.
Starting point is 00:11:14 All right. Like I know that I'm not able to go to Europe for the next 18 months because my business is still depend on me. All right. And that's just a gut check and a reality check. Okay, ladies and gentlemen, what are your ah-has from today's conversation? So there was a great Spurs coach. He actually just retired because he had a stroke, Greg Popovich, the NBA basketball.
Starting point is 00:11:38 And one of the things they said is, he was not necessarily the greatest coach. He was a great leader because he did teach people how to think to reach their goal. He also inputted people in the right places in this coaching staff. So you don't I think the biggest challenge and you said it Dan is we're good at one thing and that's okay. We just need to hire the right person to be good at the other things. Yeah. If you want to, if you really want to make an impact in the world, it's about finding the right people and surrounding yourself with them. And that's not just in business. That's in life. Getting the right, the right wife or husband or spouse or partner,
Starting point is 00:12:21 whatever, right? Getting the right people around you is vital. And honestly, that doesn't even have to be, it could just be very like-minded or it could just be removing negative people. Sure, absolutely. What other ah-has you guys have? Who else has an ah-ha? Who has the next ah-ha? Okay, so it doesn't matter where you are.
Starting point is 00:12:44 It doesn't matter if you've, I won't say fail because I don't think you ever fail. You haven't succeeded.
