Starting point is 00:02:24 Flipped tons of homes raise a beautiful daughter went through a divorce okay um have a 14 year old daughter now adopted a beautiful baby you know that's my daughter 14 years ago right I have helped people in sobriety I've've helped many, many different people. Now, why do I share that with you? I share that with you because in the face of all that, I followed a simple recipe. That simple recipe has allowed for me to have no broke months
Starting point is 00:02:59 in real estate sales since March 2008. The last time I had a zero month, I've had a couple where I've had one, but I'm like, oh my goodness, it's got to close, it's got to close, right? I've had a couple like that. Not a lot, but a couple, all right? Since March of 2008.
Starting point is 00:03:18 Again, I'm just sharing with you because I have a whole bunch of reasons to not go to work today. I have a whole lot of things that could possibly distract me. Somebody needs my attention. Somebody that I'm coaching is falling down and they need to be lifted up. But guess what? I'm still going to do that. I'm still going to do that. But I'm going to follow the recipe one to three hours today. You guys see how simple it is? If somebody needs my help, is it important that I'm there for them? Absolutely. If a client is challenged and they need my advice, absolutely. If a client's pissed off and they need my guidance, my handholding,
Starting point is 00:03:59 whatever, they're scared. Is that important? Absolutely. If there's a million dollar home that needs to be sold and they say, I can only meet you at this time, Dan, is that important? Yes. But here's the thing. What's important first? One to three hours of lead generation, five days a week. Because that gives me 23 to 21 hours, 21 to 23 hours of personal time, of gym time, of sleep time, of family time, of I got a problem damn time. In my almost 20 years in this career, I have seen not thousands of agents fail, tens of thousands. And I've seen a very, very small percent succeed. They say it's 13% that will succeed, but that's not true.
Starting point is 00:04:54 It's only 13% that will still be left standing. We're looking at maybe 3% or so. So if I've seen 10,000 agents get their license, maybe was that 300? Yeah, that's about right. Maybe 300 have succeeded at any level, maybe even less than that, to be candid with you. If you don't believe that you can't take care of all that other stuff in 21 to 23 hours, in that one to three hours, five days a week, if you don't believe you can't get it all done, then you're probably going to be in that 9,700 with respect. With respect. Because the thing that the 300 have done, but the 9,700 have not done, is focus on those five things.
Starting point is 00:05:46 And then recognize that it doesn't happen instantaneously. It happens through time. That's the thing where the 9,700, that's where they get screwed up. Because when it doesn't happen like that, they think it's never going to happen. Or they think that what they're doing doesn't work. They think, well, the strategy is wrong.
