So today what I want to do is I want to practice some basic calls of when you call a buyer.
So who here does any type of internet lead generation besides myself where you're getting internet leads from somebody registering on something online?
So either way, what we're going to do here is we're going to practice.
It doesn't matter where the lead comes from because it still works.
So first of all, when you get a lead, how quickly do you call that lead?
I try to get to them within five minutes. Yeah, likewise. I try to call as soon as possible.
Nano seconds. Faster than that. Faster than five minutes, faster than as soon as possible,
and faster than nano seconds, right? Like that's the intention that you want to have. All right.'s make a phone call so we're going to practice
the beginning of a uh a buyer call whether if it's internet lead or any other any other source
john you role play with me if you could please and so um what what we're going to do is i'm going
to give you a call i'm going to say are you buying a home you're going to say is I'm going to give you a call. I'm going to say, are you buying a home? You're going to say no. And then I'm going to ask you another question. We see where it goes. Ring ring.

It is. This is Dan Rochon, local real estate agent. I see that you were searching homes online. Just calling to see, are you in the market to buy a home?
No, I was just looking no you're just looking okay
all right um well just since i'd be on the phone i'm just curious if you could buy right now
would you yes okay all right so that's the script all right now what did you notice that i did with
john and this is something that we had some challenges with last week when we were practicing this.
I think the first thing I noticed is that you matched his tone.
Okay. Match his tone. What else did I do?
You were the parrot. You repeated.
I was the parrot. Now, did that sound natural to you guys? Let's try it one more time. Let's try it with Adam. Ring, ring.
Hello?
Hello, Adam?
Yes, sir.
Sir, this is Dan Roshan, a local real estate agent.
Am I calling at a bad time?
No, I'm all right.
We can talk right now.

All right.
I was just giving you a call because I see you're online looking at some homes for sale.
Just curious, are you in the market to buy a home?
Actually, I was just looking.
You're just looking.
Okay.
All right.
Well, I'm just curious, as I'll be on
the phone, I mean, if you could buy right now, would you?
Probably.
Probably. All right. Tell me more about that.
So that's the script. Okay.
All right. So now notice how with Adam,
did you notice that my energy changed?
Mm-hmm.
Was anybody looking at my eyeballs when I
was having that conversation by any chance?
They were closed.
My eyes were closed.
What will cause me to close my eyes?
So you can really concentrate on what he's saying.
So I can concentrate on the energy and connect with the energy of Adam.
If you notice, it was a completely like it was an instantaneous.
John was chill.

Adam was upbeat. Hello. Hello. Adam was upbeat, hello, hello.
That's not quite what just happened, right?
But I'm just giving you examples of upbeat versus chill, okay?
And then I was able to pare back the last few words of what they said, ask the next question.
So the script I want you guys to write down is, are you in the market to buy a home?
And when you say buy a home, you want to use an embedded command on that.
Are you in the market to buy a home and when you say buy a home you want to use an embedded command on that are you in the market to buy a home so there's going to be a pause before the buy a home and a pause after the
buy the home and then you wait and then nine out of ten times what they're going to do is they're
going to say no and then when they say no then you say if you could buy right now would you
all right johnny you want to go first uh james ring ring hello hello this is james
time out time out time out time out that was freaking perfect i just like normally i wouldn't
like interfere like but i knew that we were early in the conversation we could just start this over
that was that was like a 11 out of a 10, John.
You match his words.
You match his tonality.
It was like if I had my eyes closed, which I didn't,
I don't know if I could tell the two of you apart.
Yeah, I thought it was an echo, actually.
Yeah, yeah, like that, you just freaking nailed it, dude.
That's the best that I think I've heard, like, ever in the role play.

Fine. Do you have a minute to talk?

Yeah. I noticed you were online looking at homes. I'm curious, are you in the market to buy a home?
Not right now. It'd probably be like three or four months down the line. I was just looking right now. Right now, three or four months?
So you're just looking.
If you could buy right now, would you?
Yeah, if I can get a pretty good week.
All right, good job, Johnny.
Your embedded command has to be a downward swing.
Yeah, I taught myself after I said it.
Yeah. Yeah, so buy of uh is what you said versus by a home right which is what we want to say something i'd recommend for you right is
uh your physical posture so um as you're talking you're so like hunched over a little bit and your
hand is like covering your face like this.
I stand right. Rarely do I get other people to stand.
And I do recommend that you stand. But if you decide not to stand, at the very least, pull your body back, sit up right.
So you have this powerful posture. Gotcha.
The reason for it is because now I'm able to flex with the energy in front of me.
I'm hunched over like this it's
harder for me to get into a higher level of energy and if i'm putting my hands in front of my face
this is like an avoidance type thing where um where it's it's it's like i'm defensive right here
i got you okay so you want to you know we all want to have that like this this post right here
if you like this literally right here is like a great starting point, the way my body is.
Lungs are expanded.
The reason my arms are back like that is to expand my lungs so that now I can flex into anybody's space.
