And now what I took from a renter, I took them into a buyer who was excited and grateful that I was able to guide them in that direction. So now he's thanking me. Starting point is 00:01:22 needed to transform renters into confident homebuyers. So conversion, so I talk about it as a long-term activity, which is correct. But what I neglected to share is about the opportunity of conversion. Because sometimes you may have somebody in front of you that is convertible, yet you miss it. And so what I want to do is I want to teach you to start to begin to think differently than what
Starting point is 00:01:54 you've thought before, because when you're in a position to be able to recognize and say, anybody that comes to you for whatever problem that there may be or whatever goal that they may have, you sort of owe it to an obligation at asking more questions. So I'll give you an example. I had a rental call came in to me last week and I listened to him share with me what he wanted in a rental. And I went through and I said, yeah, we can definitely help you with that. I know of a couple options for you. You know, I'm just curious. Have you ever thought to buy? Oh, I can't buy. I got 20% down payment. And what do you think? I don't have 20% down payment. What do you think I did at that moment? Teach to sell right now. What do you think I did at that moment? What if?
Starting point is 00:02:49 No. What do you think I said? Give me a clue here. There's five things that I, there was a pattern of five that I went through at that point. What, what was that? If you're able to buy, would you, if you could buy, would you? That's good. And then, well, I already said that to be able to get the objection. Okay, so like I already said that. I'm just curious if you could buy right now, would you? I already said that, and then I get the objection.
Starting point is 00:03:22 So now I have the objection. The objection is I don't have 20% down payment. What do I do there? Real play right now. You know, I'm not going to give it to you right away. I want somebody to share with me. What are the words I said to him? So you don't have 20% to put down. You're really smart for knowing where you are financially. Repeat and affirm, isolate. Other than that, is there anything else that would prevent you from buying a home right now? No, I just don't have the money down. That was isolate. Go on. OK. You know, I remember there was a time where I was really struggling financially and.
Starting point is 00:04:00 It was it was really hard and I felt, you know, like things were just kind of dragging along. So I get where you're at. You know, I was just thinking. That was change of subject. That's the aha, go on. I have a lender that might be able to help you out with this. He specializes with first-time homebuyers and helping people to get into their homes. I'd be happy to introduce him to you.
Starting point is 00:04:26 Would that be of value to you? Fantastic, Jade. You follow the pattern. And the lender introduction that you did at the end was, I've got a lender who specializes in X, and he has the best rates in terms of the business. Best. Okay.
Starting point is 00:04:39 You did a really, really fantastic job with that. All right. Now, that's right. Money, money, money. Now here's what I actually said, which is pretty similar to that, which is, oh, so you have, you don't have a 20% down payment, huh? Well, you're really smart for making sure that you have, you know, that you're financially capable to be able to do this. And I'm just curious, I mean, besides the money, would there be anything else that would cause you not to move? Huh?
Starting point is 00:05:09 You know, I was thinking, remember when I bought my first home? It was in Reston, Virginia. It was on a Purple Sage Court and it was like this little townhome. And I had a, I had a, I actually had a, I put a basement, I put a bathroom in the basement and I had a, and then I rented that out and it was, it was pretty good, good deal. You know, I was just thinking, I know a lender and he specializes with first time home buyers and people who don't have a money down for a down payment. And he gets you from anywhere from a zero to a 3% down payment to be able to get into a home.
Starting point is 00:05:45 Would you be interested in having a conversation with him? And then what did he say? He says, I didn't, oh my God, I can't believe you can help me with that. And now what I took from a renter, I took them into, and not only a buyer or potential buyer, but a buyer who was excited and grateful that I was able to guide him in that direction. So now he's thanking me. All right, so now I'm demonstrating to you
Starting point is 00:06:13 because we're talking about conversion. I talk in the video, I talk about conversion, you know, through time, you know, four years, and that's all true. And yes, yet I want to make sure we're also talking about conversion at the point in time. And I want to make sure that you have the skills to be able to do what I just did, which is why we practice this day and day and day and day and day, you know, every single day.
Starting point is 00:06:34 Okay. And I want you just like Jade and Jade, you're, you're more than 80% there, right? Like you're probably, you know, you're really, really getting close to it right now.
