In this episode of the No Broke Months for Salespeople podcast, Dan Roshan breaks down how a single
relationship can multiply into six transactions, and how giving value first leads to long-term,
repeat business. He shares how to turn one happy client into a chain of deals and why generosity
and consistency always outperform expensive marketing.

Lots of good stuff there.
So one of the things I was doing the math while we were watching the video about that
Christmas tree event and the, and this is just one couple that came through.
And unfortunately, Christmas trees, we used to buy them at like $25 a tree, a wholesale,
and we'd have them delivered.
we have around maybe a hundred or so delivered today they're like a hundred bucks a tree so
um so it's gotten really really pricey to do that event um however we've still been majorly
profitable from it where just that one client i was adding up we helped them buy a home
we helped them sell that same home we helped them buy the next home we helped them sell that home
and we were able to pick up the buyer on the home that we sold.
So that's five transactions right there.
And we also helped them, their sister, buy a home.
So that's six transactions.
I think I said 70,000 in the video, which sounds about right, because it's six
transaction, if it's 10,000 apiece, that's 60 grand.
And, you know, they're probably more than, you know, 10,000 each.
So they call it 12,000 each, you're at, you know, more than 70 grand right there.
revenue so is it an investment to do some of these events absolutely yet is it is the return far
greater than the investment absolutely uh just taking that one event the christmas tree events that we do
the you know we get a santa claus when we first started doing and we would team up with other
real estate agents because we wanted to be able to you know to take cost and in i remember the
first one that we did we probably had about 10 or 15 agents that participated we did the we did
the event and the cool thing with that was none of the other agents none of the other agents clients
knew you know that there was 10 or 15 agents doing the event so when their people would come out
they'd see all these trees being given out they would see all these people there and they would
think that it was their agents clients and it would just make them just love
on their agents so that's a way that you can be able to reduce your investment is to partner with
other people and actually gain exposure and actually be able to put yourself in a position such that
you're able to to really look good now if you're like i got no money at all i can't i can't invest
three to five thousand dollars in an event by the way we get sponsors as well of course but let's just say
I can't invest. I have no money to invest at all.
If that's the case, one of the best events that I've ever done was at the,
there was a park not too far from me. I'm in Nassas, Virginia, that I did an event at.
And I literally just said to people, hey, do you want to go, do you want to go play soccer
and throw the frisbee? So we had to pay for whatever the admission was to be able to get
to the park, which I didn't pay for the people coming in.
I just got hot dogs and hamburgers and sodas and stuff, and boom, that's it.
So it's literally, if you have no money, you can say a simple, hey, you want to just go get some hot dogs and throw a frisbee, right?
Like, it's such a simple event.
The purpose of this is to be able to position yourself so that you're providing value, that you're contributing, that you're maintaining relationships.
And when you do so, then you're going to be in a position.
such that you're able to again you're able to be the the person who's attracting people to them so
the month of March we were going through we were talking about different strategies today I was
talking about doing events I was talking about whether it's a charity event oh by the way one last thing
about that Christmas tree event we have raised I don't know if it's it's in the high thousands of
toys for toys for tots we're talking like toys for tots has to come out here with one of those
big trucks with the big trailers on the back of it just to haul away all the toys that we
raise for toys for tots from one event okay so it's when you do it right it allows for you to be
able to contribute it allows for you to be able to gain business it allows for you to be able to make a
difference. I also remember many of those events where I would take the toys and we would have
people reach out to me. I remember we brought some toys to a family in Upper Marlborough,
Maryland who reached out to me about the event. She says, I don't have any toys for my kids. Can you
help? Sure. We took some of the toys that were donated, drove it over to her house. She has three kids
and donated them and was able to help them for their Christmas. Right. So 70,000,
from one client and many, many families at your help and a tradition for many families as well.
So consider that.
It doesn't have to be as big as what I just mentioned, but just consider how can you make an impact
to be able to do some sort of event in a way that you're able to love on your people?
How can you make an impact in some sort of way that you can maybe help people that are
outside of your world, even with no return?
when you do help and you're not worried about the return that you're getting it's going to work
i promise you all right everybody have the best saving life be grateful to make good choices to go help
