Starting point is 00:01:16 success in the real estate industry in the latest No Broke Months for Real Estate Agents episode. So, description role play. So, scripts and role play. So let's start with the scripts that we're going to use when we are converting. Those scripts include the script when we're doing the intake. So what's your expectation of me as your real estate agent? All right, so that's one of the things that we're going to be asking when we're doing the intake.
Starting point is 00:01:45 So let's go ahead and practice that. So what's your expectation of me as your agent? Dorothy, go. Hi, Dan. What's your expectation of me as your agent? Good. Say it again. Hi, Dan. What's your expectation of me as your agent? Good. Andrew, go. Morning, Dan. What's your expectation of me as your agent? Good. Andrew, go. Morning, Dan. What's your expectation of me as your agent? Go again. Hi, Dan. What's your expectation of me as your agent? Good. Dorothy, how much do you want to sell it for? So how much do you want to sell it for? Go again. How much do you want to sell it for?
Starting point is 00:02:20 Andrew, how much do you want to sell it for? You again? How much do you want to sell it for? Good. Good job. All right. So those are the two things that when we're doing the listing intake that we want to make certain that we get both of those as a part of the conversation. When I asked the question, what are the two things that you want to get on the listing conversation?
Starting point is 00:02:43 That's the answers. All right. So yesterday we talked about the CPIpi communication model i'll remind you about what that is be in rapport ask adept questions actively listen write that down all right that's the cpi communication model so you're going to use the cpi communication model paired with the practice of what we're doing on fridays to say okay now i now I'm going to be in rapport with you. I'm going to connect with you energetically. And I'm going to ask you questions. And I'm going to actively listen. As I'm actively listening, I don't have to worry about what I'm going to say because I've already practiced it. You may want to consider when we
Starting point is 00:03:21 come to scripts and role play to position yourself so that you can stand. If anybody's ever been to my house and seen me lead generate, I'll lead generate upstairs. Like when I have people in my house to lead generate, I'm upstairs and I've got it on my dining room table. I take a folding chair and I put the folding chair on top of my dining room table and I put my computer, which is just about, it's a little bit higher than this. So that I can so I can stand when I'm working. OK, when I'm in my office, look. You guys have almost never seen me sitting down unless I've been in my car when I'm teaching and instructing.
Starting point is 00:03:59 The reason for that is because when I'm standing, I can better control my energy. And I can better control my connection. OK, because I can I can have more power when I need it and less power when I don't. All right, so I'm going to suggest that you guys consider when you're working to stand up. And oh, by the way, you'll have more energy throughout the day and you won't get as tired. Okay. It's really, really hard to be effective when you're sitting in all day. I want to reiterate that and really encourage everybody here to strongly consider it. The episode you just heard is an excerpt from the Friday scripts and role play that we do
