For 15 minutes, you're going to send those texts going out.
Then over the next couple of days,
you're going to continue engaging in a conversation with them
because all business is conversation.
At some point, you're going to pivot the conversation.
When that happens, you pivot the conversation to business.

In the latest No Broke Months for Real Estate Agents episode,
explore the art of transforming basic conversations into real estate deals.
What I want you to understand is that all business is conversation. And you can take 15 minutes out
of every single minute, and everybody here can do this. And what I get oftentimes is I get objections of,
I don't have a database.
I don't have a sphere.
I don't know who to contact.
I don't want to call expires.
I don't want to do for sale by owners.
I don't want to do videos.
I get all that.
Yet, what I'm going to just ask you to do,
you don't need a lot of courage.
You don't need a lot of skill, and it's not going to just ask you to do that you don't need a lot of courage. You don't need a
lot of skill and it's not going to make you uncomfortable. And what I'm going to ask for
you to do today is to take a 15 minute time block and to send text to people who are in your life
for 15 minutes. What are these texts going to look like? They're going to have absolutely nothing to
do with real estate. You're just going to simply engage in a conversation.
Now, if you have absolutely nobody in your community who you know, you're going to do this
with family members. And you can do this with other real estate agents, you can do this with
people who wherever you move from to wherever you move to. All right, but does everybody here have
at least 20 people in your phone right now?
Probably more like 2000, at least 200, right? So you have enough people to text. We all agree to
that. So what are you going to text them? You're going to text them. Hey, Myrna, it's Dan. I was
just thinking about you just want to check in and see how the how's the year going. That's it.
You're just going to start a conversation. You're going to go back and forth with them over the next couple of days. Now, when you're sending these texts today,
the 15 minutes, some people are going to reply back to you immediately. And you're going to be
motivated to begin the conversation with them. You know, like I say, Hey, how's your, how's your,
you're going? And they immediately text me back and they say, Hey, it's great. How's yours?
Don't answer that. Go to the next text.
Go to the next text.
Go to the next text.
This is a one-way street, okay?
So until you're done with the text,
it's a one-way street.
You understand that?
Now, at some time, what's going to happen is you're going to engage in a conversation via text.
And the way for a conversation to stay engaged
is the one-two punch, sentence question.
Okay?
So when you're engaged in a conversation,
if you want to continue with that conversation,
you've got to ask a question, sentence question, sentence question.
So, hey, Veronica, it's Dan.
Roshan, just want to check in with you to say
um you know i've been thinking about you just want to see how's your new year going
all right it's dan roshan just checking in on you sentence how's your new year going question
veronica is going to reply back whatever she replies back that's fantastic i love to hear
that that's that that's happening and then the question
could be you know whatever the case is going to tie in with whatever veronica's um uh response
was to me all right so your mission today if you choose to accept is to take take your phone or
take your computer put a put a timer on your computer 15 minutes minutes. But for 15 minutes, you're going to send those texts going out.
Then over the next couple days, you're going to continue engaging in a conversation with them.
Because all business is conversation. At some point, you're going to pivot the conversation.
Most likely, they'll do the pivot, you won't have to. Most likely, depending on your relationship with them,
they'll say something like, well, how's your business? Or something like, well, how's the
real estate market? Or something like, well, how are you doing? When that happens, you pivot the
conversation to business. You do not talk business until the pivot. If after two or three going back
and forth, they don't pivot, don't even worry about pivoting it. They'll pivot it for you.
I guarantee it.
They'll pivot it for you.
Okay.
So when they pivot and they say, how's the real estate market?
You say, it's great.
You know, it's a great opportunity right now because people who are buying are getting in front of the interest rates dropping, which the prices are going to go up.
And I'm going to tell you, I had a seller last week, got multiple offers on it, and it was fantastic. Sentence, long sentence. You wouldn't want to go that long, right? On a text,
but something like that. Then question, out of curiosity, what are your real estate related
goals in 2024? And then they're going to say whatever they're going to say. It's probably
going to be a no. Sentence, I understand that. Well, I'm curious,
who do you know who's in the market to buy a home, sell a house or invest in real estate?
Okay. And then you're going to see whatever they say. And then it's probably going to be a no.
Well, fantastic. Would you mind keeping me in mind as we travel through 2024? They're going to say
yes. And then you get back to personal. Hey, can we go and get pancakes?
15 minutes. You could choose to say, I'm going to incorporate this in my business 15 minutes a week,
15 minutes a day. It could be a part of your business. All right. It could be a part of
