All right, Ted, were you going to... Is Ted there? Oh, there he is. Ted, were you going to say something? I was. This week, I started out with for sale by owners,
Starting point is 00:01:43 and I was trying to put my toe in the water and she pushed me right into the deep end, which is great. Yeah. So which was great. I did go see I did go speak to two people so far to two for sale by owners so far. And basically just had a conversation. My question to you is, what's the script? I mean, because the conversation only took, I mean, I was in there in and out, so to speak, but I'm really as if I should have been there a little longer than the time that I was in there. Got it. So when you're visiting for sale by owner, first of all, what is your intention with that? Do you have one intention, one intention only? What is it? That's to gain a rapport.
Starting point is 00:02:28 Okay. I'm going to say gain a relationship. Relationship. Okay. Rapport is the access to that, but it's going to be to gain a relationship. So now when you understand that, then there's one key ingredient to making this work, which is the foreseeable owner help kit. Right. Okay. Did you hand that to them? Yes, I did. So I, you know, I walked around, I came in the house, let them know, I said, thank you for allowing me in your home, you know, and I'm not coming here to try to find a listing or trying to list your home. I just want to take a look at the house your home and um so that i can get a a leg up on the competition so to speak so i walked around you know telling it was letting
Starting point is 00:03:12 them know how how nice the home looked and and what you know what it is they was doing and i said you know you could you could you know you might need to declutter a little bit but other than that this place looks great now i told them i, I kind of made up a story. I said, you know, one of the reasons why I got into real estate is because the real estate agent was selling my mother a house, and I didn't like how they treated her. So that's one of the reasons why I got into real estate. And also, you know, for sale by owners, I wanted to also assist them. So here's a pamphlet that me and my team put together and, you know, that'll help you sell your home.
Starting point is 00:03:55 And then one of the second ladies, she was like, wow, really? The first guy, he was like, okay, I'll take a look at it, you know, a little later on. But the second lady, she I'll take a look at it, you know, a little later on. But the second lady, she was very receptive to it and said, you know, hey, wow, that's really nice of you. Yeah, I looked through it. And I told him then after that, I told him, you know, I'll probably double back a little later in about two days or so, see how you're making out. And if there's anything else i can assist you and then that was all right but the whole the whole sequence only took about maybe 15 20 minutes and i thought maybe i should have been in there a little longer you remember the last time the more
Starting point is 00:04:38 time that you get the better okay because it's about creating a relationship right but it's just like any other relationship it's like it's not necessarily like you meet a new friend. Maybe you meet somebody, you're in a movie line, and you meet somebody and you talk to them and you have common interests and you exchange phone numbers. You're only together 15 minutes. But then you give them a call and then you say, hey, you want to go to the concert? Or you say, hey, you want to do this them a call and then you say hey you want to go to
Starting point is 00:05:05 the concert or you say you want to do this right and then you go and you do something and then the relationship develops okay so it's not necessarily it doesn't necessarily matter how long you spend time with them at that point it's just about developing the relationship that's what your intention is to do all right so now what you said to Ted, is you're on the right track. That's only two. Seven is what we want to get. And one out of seven, we'll hire you. I promise you. A couple of things. First of all, it's not home. I know we've been working on home when we're talking about the buyers, but now it's house. Okay. So remember with the sellers, it's always house or property with the buyers. It's always home. Okay. And then secondly, when you give them that for sale by owner and help kit i didn't hear this you may have said it but you didn't say it back today which is um mr for sale by owner i should put this together for you so that
Starting point is 00:05:56 you can understand the step-by-step of how to be able to do this and do it on your own because unlike my competitors unlike those other agents. I'm not here to beg you for your listing. I'm doing this because at some point, sometimes a for sale by owner will hire an agent. And if that becomes you, I'd love the opportunity to apply for the job. But if you never hire an agent, I respect you too much to come here and beg you for your business. Instead, I'm going to offer to help you to beg you for your business. Instead, I'm going to offer to help you to guide you on how to do it on your own. Of course, it's limited. It's not the same as I would help you if you hired me. But if you do decide to hire an agent, I'd love an
Starting point is 00:06:36 opportunity to talk to you about it. Does that seem like a fair exchange? Yes, yes. So that's the key piece right there to make this work. Okay, so I missed that piece. Yeah, you missed that piece, but you got everything else right. Okay, I got one Friday, and I got another one Saturday. Like I said, she pushed me into the deep end, so. Good. Yeah, yeah. Good.
Starting point is 00:06:59 Now, here's the thing, Ted. You're going to get lots of rejection. Okay. You're going to get lots of reasons to say this is crap. You're going to have nothing but reasons. Stay. You're going to get lots of reasons to say this is crap. You're going to have nothing but reasons. Stay with, just keep doing what you're doing. Don't worry about it. Don't judge yourself.
