Today for Motivational Monday, what we're going to do is we're going to carry on with the

So what we're going to carry on with the description role play only because there was so many description role plays. So what we're going to do right now is we're going to go through the one to five script. So one to five, this is designed to be able to avoid sabotage between one party to the other. So to be able to avoid sabotage and then also to be able to get commitment without you having to do a hard sale. Okay. So it's, it's basically, it's setting it up so that it's a real easy. Oh, okay. Now, for those of you using showing agents, your responsibility as a lead agent is to make certain that you're showing agents doing their part of using the one to five script when they're at the properties. So let's go ahead and roll one to five. So Mr. Mrs. Buyer, thank you so much because when buyers like you take the time to share with me exactly what they're looking for at home, we're going to hit that bullseye.
Starting point is 00:02:15 Now, one of the things that I'm going to do to be able to help you and make it fun, too, is I'm going to give each of you, Mr. and Mrs., I'm going to give each of you a worksheet to be able to take your notes together as we go through the home. Because ultimately, this has got to work for both of you and it's got to work for each of you. Is that right? Yes. Yes. And so because of that, what I'm going to ask for you to do is as we go through the homes, I'm going to give you a clipboard and I'm going to ask in a worksheet and I'm going to ask for you to do is as we go through the homes, I'm going to give you a clipboard and I'm going to ask in a worksheet and I'm going to ask for you to go ahead and take notes, give the home a name, and then rate the home on a scale of a one to five. And trust me, nobody ever rates it as a five to be able to grade it. And while you're going through the home to not talk to each other, once we're done going through the home, then we'll go ahead and we'll review our notes together. And this will allow for you to make an individual decision
Starting point is 00:03:10 and then collectively talk to be able to make the best sense of which offer we're going to write that gets accepted. Does that make sense to you? Yes. Yes. All right. So now the key components of what I'm looking for from you guys right now is nobody ever writes it a five. Give the home a nickname. Go through it independently. We're making a collective decision that has to work for each of you individually. These are the stepping stones of this script. However, we get those in there.
Starting point is 00:03:44 So we're making a decision that has to work for both of you and for each of you. And trust me, nobody ever rates it as a five. So typically what we see is we see a three or a four to be able to write an offer that gets accepted. And as we go through the home, I'm going to ask for you to give it a nickname and to not talk to each other as we walk through the home. All right. So the bullet points are nickname. Trust me, nobody ever writes it a five. And then individually and collectively. Okay. So you can say that differently.
Starting point is 00:04:12 Like you can say that it has to work for each of you and both of you. So while you're looking through the home, I'm going to ask for the two of you to not talk to each other until you're done taking your own notes.
