Starting point is 00:00:00 Now you want to wait till three or four days before closing before you throw that out there to them. Because if you throw that out to them two weeks before closing, you're playing with fire. Instead of something does, guess what? You're fired. Guaranteed. Enjoy the show. What are seller concerns before the closing and how to handle it? Real estate coach Dan Rochon from No Broke Months for Real Estate Agents talks about the seller's side in the process. In this episode, Dan discusses the seller's concerns during closing and how you can handle them. Learn how to handle seller concerns in this new No Broke Months for Real Estate Agents episode. All right. What is a seller experiencing? Is this going to actually happen? Okay. So where all the logistics are true, all the fears are true. It's all pretty much the same on either side. Where the buyer, it's the financial commitment, which is different than the seller. For the seller, it's the, Dan, are they going to close? Are we good? What happens if they don't show up tomorrow? Okay. So that's the piece right there. Make sure you don't miss that. And that's something that's not obvious, but I guarantee it's there. So if it's there again, before it happens, address it, particularly after all the contingencies are
Starting point is 00:01:57 removed. What happens if they don't show up? Let me tell you, I have never had that happen at this stage in the process. Of course, anything can be possible yet. had that happen at this stage in the process. Of course, anything can be possible. Yet, when we get this far in the process, it's never happened. Not on my watch. All right? Now, you want to wait until three or four days before closing before you throw that out there to them. Because if you throw that out to them two weeks before closing, you're playing with fire.
Starting point is 00:02:26 Because if something does, guess does guess what you're fired guaranteed okay so you don't want to throw that out there until you know it's a done deal so that's probably a good time would probably be after the cd goes out which would be three days before like that far into the process so i'd say three, which would be three days before, like that far into the process. So I'd say three days before would be a good time to have that conversation with a seller. All right, guys, what are your hows from today? Two things. The other thing with sellers is there was, when am I getting my money and how am I getting my money? There you go. Yeah, yeah, yeah. Yeah. Make sure they know that. And it's going to be different for each of our states. But the other thing, what I've taken today is is again, like we've talked about with marketing, it's, you know,
Starting point is 00:03:06 you know these conversations are in their head and by you bringing them up before they bring it up, it builds that trust, it builds that credibility. And that's how you're going to get a referral businesses. People go, Hey, this guy knew everything was going to happen before it happened. Yeah. It's really an understand when you start into the mind reading, when you start predicting the future, what they're going to say is he was fantastic. He was extraordinary because they're going to feel it. They're never going to recognize that you just went and you gave them three options, one of which is always going to be true.
Starting point is 00:03:42 And they, and he says, well, he knew this was going to happen. They won't even recognize it. They won't even acknowledge it consciously. Subconsciously, they're going to love you to death. And that's going to really, really increase the emotional connection and appreciation for you. Consciously, they'll never know.
