What we're going to be looking for is for you to demonstrate in as few words as possible
those bullet points. A lot of times what we do is we use a lot of fuller words. The fuller words
could come later when you're in the field. We want to make sure that you get those skeleton,
the foundational words. Welcome to the No Broke Months for Real Estate Agents podcast.

So the conversation, so we're going to go through some uh some conversations today all right um so
let's practice the home inspection conversation so i'll go ahead and share this with you let me
go through this i'm going to try to do this like with bullet points so a lot of times i when i'm
doing this it's like it's more conversational. Emotion. So you're going to have emotion because it's going
to be within three to five days of going under contract. So put that for your first bullet point
emotion, three to five days of going under contract. Home inspectors, 100% of the time
will tell you that there's 100 things wrong with the property. So that's your bullet point to 100% of the time will tell you that there's 100 things wrong with the property.
So that's your bullet point to 100% of the time, 100 things are wrong with the with the home.
What we want to worry about is the big rocks. So put down big rocks for number three,
and then put a subheading, you know, not a subheading, but a sub bullet point underneath big rocks, which would include HVAC, appliances, plumbing, electrical,
roof, hot water heater. So those are your sub bullet points underneath. Bullet point number four. What we want to do is we want to focus on the big rocks that would cost you money only.
All right. So now let me put that together for you.
And so what we're going to be looking for is for you to demonstrate in as few words
as possible, those bullet points.
Okay.
And the reason why I say in a few words as possible is because a lot of times what we
do is we use a lot of fuller words is when we get, you know, when we get off track and
then it's not as useful as if we because
the fuller words could come later when you're in the field what we want to make sure is we want to
make sure that you get those those skeleton the the foundational words okay mr buyer i want you
to understand is that when we get the home inspection you're going to be feeling some emotion. You may even have some anxiety because it's going to
be within a few days after you go under contract. 100% of the
time, the home inspector is going to come out with at least
100 items that are going to be defective in every single property, every single home.
What we want to do is we want to protect you against those big rocks. That's going to be
the appliances, the electrical, the plumbing, the HVAC, the roof, the things that would cost
you a lot of money, essentially. So when we get to the negotiation, what we want to do is we want to
make sure we're protecting you for the big rocks and the things that won't cost you a lot of money.
We're going to not necessarily worry about that. Does that make sense to you, Mr. Buyer? Yes, yes.
