Real estate coach Dan Rochon of No Broke Months for Real Estate Agents talks about what you should let the client know after hiring you. In this episode, script and role play, Dan gives a script about setting the client's expectations of your service
right after hiring you. Learn more about setting an expectation that works in your favor in this
new episode of No Broke Months for Real Estate Agents. We just got hired. So last week, we just
got hired. Freaking awesome. Congratulations. Now what we're going to
do is we're going to go ahead and we're going to, again, set expectations of the next. Again,
so that's what I'm saying. If you had an experience that's different, it's because
they didn't do any of this. All right. So now we're going to set the expectations. So Mr. Seller,
you have my commitment. I'm going to do everything in my power to get you the most money for this sale.
Because when I do so, we all win. You're happy, I'm happy, you leave me a five-star review,
everybody gets what they want. Again, I'm presuming that five-star review.
And I'm sure that you understand that the real estate market's unpredictable.
So though we can come up with something that we can agree on that will cause
it to sell, there's no guarantees, except for the guarantee that I will do all the activities
that we discussed to be able to find a buyer. Now, we said that the average days on the market
is 12. And because now that we are business partners, thank you for hiring me, if we get closer to that 12 days, it's going to indicate that the market is rejecting our price.
So if the market rejects our price, then we should pay attention to what it says.
Because ultimately, I don't decide the price.
You don't decide the price.
A buyer decides the price.
So Mr. Seller, or let me say it differently.
Mr. Seller, do you promise to pay attention to the expectations of the market?
And if the market rejects our price, we adjust it.
That's as simple as I can make that.
Basma. We adjust it. That's as simple as I can make that. So, Mr. Seller, I promise I'll do everything I can to make this sell happen.
But I want you to promise me that we both pay attention to the market.
If the market rejects our price, then we will do a price reduction.
OK, price adjustment.. Okay. Price adjustment.
Adjustment.
Price adjustment.
Yeah.
So I hadn't pointed that out,
but I'm not saying reduction.
It's adjustment.
And I would say we'll adjust the price.
It's a lot more.
It's less abrasive.
We'll adjust the price.
