Now, at this point, they may say, well, what do you mean take your listing? Well, sometimes, Mr. Seller, I meet with people who are just unreasonable. I mean, I know that that's not you, and I want to make certain that I'm the right agent for you, and, you know, you're the right client for me. Thank you, Mr. Seller and Mrs. Seller for meeting with me. I respect you very much in the investment of your time. Today, I've done a lot of research to be able to prepare for our meeting, and I'm going to be able to share that with you. Today, we only have a few things to go over. First is I'm going to review your
Starting point is 00:01:54 motivation to cause you to want to sell your house. Then we'll go ahead and we'll take a walk throughout the house, and you can point out to me anything that you want to include in the marketing. Then I'll take notes. I'll maybe make some suggestions on what we can do to best prepare. And then we'll go through the pricing, the historic economics of the marketplace, et cetera. I'll help you to understand that. And then we'll make a decision today if you want to list with me and I'll make a decision if I want to take your listing. Now, at this point, they may say, well, what do you mean take your listing? Well, sometimes, Mr. Seller, I meet with people who are just unreasonable. I mean, I know that that's not you, right? But
Starting point is 00:02:35 it has happened to me in the past and I want to make certain that I'm the right agent for you and you're the right client for me. After all, this is going to be a pretty close relationship and, you know, it has to work for both of us. All right. So now when you approach it like that, I remember who it was. It was in Rockville, Maryland in a condo. And the lady said to me that the other agent was able to get her like $20,000 more for the condo and charge her less for a commission. And I just told her, I said, well, you should hire her. Would it be okay if I call you when you're not successful with this? And she's like, well, what do you mean? I was like, here's the thing. You're meeting with me because I'm going to be here and I'm going to be strong enough to tell you the truth, even if you don't want to hear the truth. And the truth is, is I appreciate that you
Starting point is 00:03:32 want to get the most amount of money for your property. And I will do that, but the market won't bear that much. And I don't want to waste your time, nor my own time, of course, by taking a listing that will never sell. Here's what the market's suggesting. What do you think we should do? She hired me. She hired me because I was willing to reject her. And I said so in a tactful, appropriate, firm way. And she hired me.
