I have a question about vouchers.
So my understanding in Virginia you can reject vouchers. So my understanding in Virginia, you can reject vouchers.
Now I have like three houses listing.
I'm listing three houses.
And why people might reject vouchers?
What are the challenges
should I expect
when I'm accepting vouchers?
So that's really up to the landlord, right?
For me personally, I like vouchers.
Vouchers of Section 8 is what she's talking about. So that's government assistance to pay for the rent is what she's asking.
Me personally, as a landlord, as an investor, I like vouchers for two reasons.
One is that the state has to make certain that they're collecting the money and then you're collecting the money from the state.
So your payment's almost guaranteed.
And the way that I approach the tenants is simple.
It's like, hey, listen, the only thing, so they're going to have a small portion of the rent, call it 20%.
It depends on what their program is, right?
But let's say you're getting rent,
I'll call it 2000 and they have to pay 400 of it. So then I'd say to them, I say,
there's two things that I asked from you is one is that you're not late on your payments.
Two is that you don't tear up my property. Here's what I'll promise to you. If there's something wrong with the property, I will reply to you within the same business day.
And I will have some sort of response to you within 12 hours of either it will be a repair person there, or at least you'll know when there will be a repair person there.
And does that seem like a fair exchange? And so I get the tenants to agree to that up front.
Now with the with the Section 8 tenants, then I bring that a step further and I say, well, and if you were to not make your payments on time, I to get them to make the payments of the possibility
that they're going to lose.
And then now they can't afford $2,000.
They're losing an incredibly large benefit.
What are the cons?
Personally, I don't see a lot of cons.
I think that there's a lot of investors or landlords that just don't like it because
they think they're subpar people or
what i had a landlord not long ago you know and i was helping and he was like no way no way no way
and i'm like this is this is a good deal i explained to what i just explained to him and
it's just like he had some sort of emotional rejection to it so i i don't know i know you
asked me what are the cons and i didn't give you any. So but I gave you my my opinion or experience.
This is like the stereotype for Section 8 that they don't get a lot of property.
Yeah. And I leverage the fact that they're going to lose their benefit if they if they tear my property up.
OK, but that's the speech I say to anybody, Section 8 or not.
I say, hey, look, here's what I expect for you to do. Pay your rent on time.
Don't tear up my property. Here's what I'm going to do.
If there's a problem,
I'm going to fix it in a timely fashion.
Outside that, we're good.
