So preparing the buyer for closing day what is it likely that your consumer is experiencing so let's start with what is the experience that the buyer is having the day before closing what
Starting point is 00:01:38 do you guys think um the last bits of buyer's remorse we're doing the right thing should we really have done this oh my gosh i'm gonna pay this amount for 30 years oh my gosh what have i just done but also excitement about we're we're gonna this is a new chapter of our life and a big important chapter of our life because our home is where our life is and so it's it's that's exciting now option a you think that they're thinking at this point, now really think through this, put yourself in their position. For a younger couple, do you think that they're thinking option A, 4,100, and let's say that they're making 12,000 a month.
Starting point is 00:02:19 Option A, 4,100. Option B, 4,100. Option B, 500,000. Okay, because both those are accurate numbers or, you know, all are accurate numbers. What do you think their energy and focus may be on, particularly for that first-time homebuyer or younger couple? Okay, so going back to the payment, assuming that the payment's not like a concern, but I want to make it so it's not tight, it's probably going to be that bigger number. Okay? So, again, just considering what they may be experiencing. And I'm not – it could go either way, certainly, right?
Starting point is 00:02:55 But this is for you to – like the things for you to have the conversations with that you should be having a conversation with that buyer a couple of days before closing. Hey, what are you thinking? What are you feeling? If you really want to dig deep with somebody, that iteration of questions is vital. What are you thinking? What are you feeling? I typically ask them back to back, one after the other. Like I won't give them a chance to answer the first before I ask the second, in other words. Because when I'm asking the question, I'm really looking for what are you holistically experiencing, which includes thoughts and emotions.
Starting point is 00:03:37 Because remember, thoughts lead to emotions. If it's in their emotions, it's guaranteed it's in their thoughts. And if it's in their thoughts, it's guaranteed it's in their emotions. And if it's in their thoughts, it's guaranteed it's in their emotions. The two are connected, they're intertwined. So what are you thinking? What are you feeling is the question. I know it's two, but it's actually, you know, it's one. And ask that question of them, you know, two days before closing, three days before closing, a week before closing. Probably a week, maybe a little bit far out because they may be not like focused on,
Starting point is 00:04:14 but some may. It's going to depend on your buyer. Some may be very, very anxious. You should be asking them that question every three days through the entire process.
