Starting point is 00:00:59 What you should look out for before accepting clients. Real estate coach Dan Roshan from No Broke Months for Real Estate Agents discusses getting to know your clients. Dan explains that it is essential to find out your buyer's means and motivation first before you give an offer that gets accepted. Learn why this is important in the latest No Broke Months for Real Estate Agents episode. So on the buyer intake, what are the two things that we're looking for who recalls? Ring, ring, hello, you're calling and you're looking to identify two things. Means and kind of home. Okay, I'll give you half credit. Means and the other one is sort of iterates with means.
Starting point is 00:01:41 Motivation. Motivation, thank you. Motivation and means. So write that down because that's really really vital um from the get-go all right because if they want to be able to buy it's not the same as wanting and and being able to buy in fact in my company i probably have there'll be how many people you think we have that have the motivation but not the means? Throw a number out there. Guess how many people, like how many would you say we have the motivation but no means? It doesn't have to be right.
Starting point is 00:02:15 98%. Well, probably around 100. So we probably have around 100 people that have the motivation but no means. All right. right so you know it is what it is and if you take them on as clients they end up being the most uh challenging i have one of those clients right now and he's taking a look at probably around a dozen properties and he's not able to get anything to work because he's got very, very specific criteria, very, very low number. Anything that is in that number is in a neighborhood that's not advantageous.
Starting point is 00:02:53 So you end up with $150,000 buyer that becomes much more challenging than a $750,000 buyer. Why did I take him on? Just to prove I'm not perfect, damn it. See, that's a good justification, right? All right. Because I made a mistake. That's the real answer. All right. So motivation and means is what you're looking for in the intake.
