As a real estate agent for years and years and years, I have determined before I go into that listing, what is it that I'm willing to negotiate in regards to, let's say they want to overprice
the listing. I have already determined how much I'll
let a client overprice their listing. It's 5%, by the way. Yet, if I let them overprice it by 5%,
they've got to agree to pay attention to the market, and they've got to agree that on the
average days of the market, that they're willing to be able to adjust the price based off of market expectations.
That's determined before we even get into business with each other.
It's a pre-decision.
I've already determined if they want to list their property, a million dollar home,
they want to list it at a 1.1
million?
No.
They want to list it at 1,050?
Okay.
But we're going to pay attention to how many days on the market is the average.
And when it hits that average, we're going to adjust it based on the market expectations.
It's already decided.
What's my commission?
I've got a certain number that I want.
I've got a certain number that I'm willing to take. And I got a certain number below that where I'm a no. I've already decided it.
So when in your life, you feel that you're going to have those distractions,
make a decision before it happens. During the pandemic, my daughter, Maggie, she was around 11 years old or
so. And 10, 11 years old. And during the pandemic, Maggie, what I decided was, okay, dad's gonna,
the first time in my life, I'm working from home. I worked in the office years and years and years,
so I didn't have that distraction. I don't want to call my daughter a distraction, right? Because
I love her to death and she's beautiful and she's not a distraction.
She's a princess, right?
She's precious.
Yet, I also recognized that I needed to do my work.
So what did I do?
I pre-decided before I went to work of how I'm going to handle this.
And I communicated that with her effectively in a way that she could agree to.
So she and I together did a pre-decision compass. So what was that? It was the following. Sweetie,
dad's going to work each morning from 8.30 to noon in his office downstairs. When he's in his
office downstairs, when I'm in my office downstairs, I'm going to ask that you pay attention
to your schoolwork because she was doing online schooling and you pay attention to your teachers
and that you allow for me to provide for our family. And at noon each day, I'm going to clock
out. I'm going to go up the stairs and we're going to have lunch together. And from noon to one,
we're going to go ahead and
do that every single day at 1159. Guess what? Right outside that door. Guess who's there?
Little sweet Maggie. All right, dad. Now, not only do we get to enjoy lunch together,
but most of the times we didn't eat lunch. We just played Uno. We played Sky Joe. This is
a card game. We play whatever games that, played whatever games that she could talk and sucker me into playing with her.
But it was freaking amazing.
Now, 1 o'clock, guess what?
Dad goes back to work from 1 to 6.
And from 1 to 6, dad goes back to work, and he's focused.
We decided this before it happened.
We agreed on it before it happened.
And then six o'clock, I'm done, and I spend time with you, sweetie.
So these are pre-decision compasses that you can incorporate and examples of how you can use those in your life.
What's another pre-decision compass that I use?
I'm going to lead generate each morning from 9.30 to noon. And if I have a
client care need, I'm not going to handle it. I'm going to wait until noon. I've already decided
that. Why? Remember those 11 things we said were the critical things of a business? It's not in
there. Is it important? It's vital that we take care of our clients.
But because I care for my clients, I want to make certain two things. One, I want to make
certain I got new clients coming in. So I'm not desperate of a commission that I need to be able
to pay my bills. And two, I want to make certain that I'm able to focus on them and their needs.
So because I don't want to be distracted from their needs, I put that from noon to six each
day. And during the pandemic is one to six because I don't really take lunch off now,
you know, my daughter's not here. And so I've decided before that distraction,
now if a team member comes in and says, hey, Dan, I've got this client care stuff.
Dan, how do I handle that?
I know you're walking right now, but what's the answer to that?
Usually you won't even answer.
She knows that during that time, I've decided that I'm going to be lead generating.
And I encourage for you to do the same. So when you use a pre-decision compass,
it will allow for you to make easier decisions so that when you're in that situation,
you don't have to decide. We don't have to decide if I'm going to say what's more important,
this client's needs at 10 a.m. or me finding new clients? I've already
decided. Is this client's needs important? Hell yes, they're important. Can it wait two hours?
Most likely, yes. Rarely can it not wait two hours. Okay, like it would be, I mean,
I don't even know what an example would be that I can't wait two hours.
I've already decided how I'm going to spend my time.
I've already decided on many of the decisions I'm going to make.
I've already decided that if I go on social media, I've got to do some pushups.
I get the opportunity to do some pushups rather.
Excuse me.
Excuse my language.
I get to do pushups.
It's a privilege to do that, to have a physical body that I'm able to do that.
I'm grateful for that.
So these are some of the things that I encourage for you to decide before you get into the decision-making process.
So as you go through your life, as you go through your day, I want you to think about those
