Starting point is 00:00:00 Certainly, you can see how having a consultation will not only make your job easier, and I cannot tell you, I have to emphasize this, the number one feedback that I get from buyers when they go through the 80-20 buyer consultation is, thank you. So I want to talk to you about having an effective procedure for the intake and a conversion of a buyer. What most agents do for a consultation of a buyer is nothing. Well, they probably just maybe they do an intake. More likely what they do is, hey, I wanna see 123 Main Street. And they say, okay, I'll meet you there at five.
Starting point is 00:01:55 Certainly you can see how having a consultation will not only make your job easier, but the number one feedback that I get, and I cannot tell you, I have to emphasize this. And it's interesting because when I say it, you hear it. But oftentimes I'll say something like this, and then I'll have somebody like Diana shadowing me, and then we'll experience it and be like, oh yeah, that's true. So just believe me that this is true. The number one feedback that I get from buyers when they go through the 80-20 buyer consultation is thank you. Because they've already been on Redfin.
Starting point is 00:02:34 They've already been on Zillow. They've already been, you know, they've already had agents just sit there and say, yeah, I'll be there at 5 o'clock. Now, from time to time, you'll get a buyer who will say something like, well, you know, can't you just show me the home? This is easy money for you. You know, when you're intending to bring them through a consult. I guarantee you that that client that says that or, excuse me, prospect that says that will very likely never buy, very likely be a challenging client. And there will be, if they do buy it's an opportunity cost and I've had that experience if you go back over the last three months or so I've just think of that experience I've had three or four times where I've had somebody say something
Starting point is 00:03:17 like that like can't you just open up the door you don't do anything I just need somebody to let me into the property. And, um, and when I've gotten that, I just pass no sweat. No sweat. God bless. Good luck. Right. Because my, my time is better spent finding clients that are going to be, um, are going to be more realistic in their, you know, in what they're doing, et cetera. Have the best of your life.
