Learn the importance of getting to know your client in the latest and no broke months for
real estate agents episode. So what you're going to do before you meet your people is you're going
to stalk them. You're going to, you're going to search for them. You can Google their name. You're
going to Google their Facebook, et cetera.
Why are you going to stalk your people before you meet with them?
Because you'll find those that will be quick decision makers.
You'll find those that are concerned about their family.
You'll find those that are risk takers.
You'll find those that are risk takers. You'll find those that are correct oriented and you'll,
you'll start to begin to understand what is it that your client or prospective client,
what is it that they will value? So one time I did this and I found a guy, I only found him on
Twitter. I think it was Twitter it wasn't Facebook
but either way and he was going across the world on a plane ticket that was just basically like
what is it called like where you would just walk up and you just go wherever
standby yeah he's flying across the world on standby and he was just going to like wherever he would just
get like into a line and say hey can i fly standby and they'd say yes and he'd get in a
line and he would just go and then there was photos of him with literally a photo with him
with a with his head inside a lion's head all right now what type of personality do you think that that describes?
Free spirit, risk taker.
Free spirit, risk taker.
That type of person is going to be a driven person.
They're going to be a dominant person.
They're going to be a take charge person.
They're not going to be afraid of life.
Does that make sense to you?
Yeah.
All right.
So now, what do those people fear? Boredom. Boredom. Okay. They don't like boredom.
What do they fear? Failure. Loss of control. What was the other one? Failure. Okay. I think you're
all sort of putting around it. What they fear is being made look bad being taken advantage of okay that's what
a high d fears they fear taking being taken advantage of i literally i woke up late this
morning i wasn't feeling well so i missed my networking group and i literally just had a uh
dream so i'm like brushing my dreams right now literally Literally, I just I just put this shirt on. I haven't taken a shower yet. And and I've got I do have gym shorts on. So just, you know, not that anybody cares.
So one of the dreams that I had was I was buying an investment property. I was buying from a friend who owns a really, really big fix and flip company. His name is Brad Chandler. But he's really,
really big name in the in the community in northern Virginia. And I know him really well.
And I was buying a home from him online or in my dream. And he gave me a price and I bought
that price. And then lo and behold, you know what I was afraid of? I was afraid I was getting was
getting taken advantage of. Right. Like so it's interesting that that just popped into my brain
because I don't remember my dreams that often.
So thanks for letting me remember in that dream.
So that behavior that I just described is my behavior, by the way.
All right.
So now if you know that behavior and the gentleman that I went to,
how quickly or slowly do you think that guy's
going to make a decision to hire me like in a second like in a second and we leave right and
the guy said to me the guy I was training says to me wow Dan that was the easiest um listing that
I've ever been on that was amazing how easy that was and i said yep yep he hired us really really quick
didn't he he's like yeah i said well guess what he's also gonna do what do you guys answer that
guess fire yep he's also gonna fire us really really quickly and guess what he did fire us
about a week and a half later okay now i knew all that because of stalking him on Twitter.
So then when I went into the appointment, I can use words like, hey, I'm going to just bullet point this to you.
Hey, I know that you may right now feel as though if the market may take advantage of you.
I'm here to protect you against that.
And go through the whole process mega, mega fast because I stalked him on Twitter.
Okay, so now that you start, you have this education, you have this knowledge, now you can use the knowledge to your benefit.
Now, unfortunately, I did get fired quickly as well, but I knew it.
I knew it was a strong, strong possibility, so it didn't surprise me.
But I also had the knowledge to get the listing quickly.
