In this episode, Dan talks about home inspection issues in this episode dan talks
about home inspection problems and dealing with them and also explains why it's essential to
prepare the client before a problem occurs learn this is important in the latest no broke months
for real estate agents episode so now there's 150 things with the home inspection that could go wrong
and if you haven't set their expectation before you got to the home
inspection, you're setting yourself up for failure.
So what that looks like is going backwards before this entire journey over
here to have a conversation of John,
when you go and we find that home of your dreams and we get an offer that gets accepted, you're going to feel anxious.
You're going to feel nervous.
You may be eager to get going.
You may be concerned about a new job.
But bring it out before it happens to tell the future of, you know, Don, when we go under contract, you may be feeling a little bit anxious.
And your friends may be like, they may be rooting for you, but maybe something may be a little bit off and, you know, they may not be as happy for
you as what you may expect. And then what's going to happen is we're going to do a home inspection
two, three days after we go under contract. And of all the homes that I've sold, I've never seen
a home inspection that had less than 150 items that needed to be done. Mostly minor things.
What we want to concern ourselves with are the big things, the HVAC, the plumbing, the appliances,
the electrical, the roof, et cetera. What we don't want to concern ourselves when we get to the home
inspection are the things that are relatively small. We want to look at the big rocks.
And at that point, remember, you're going to be experiencing
some stress, some second thoughts, some anxiety. So I want to prep you right now. At least that's
what every single one of my buyers I've ever helped before you have experienced. And every
single one, the home inspector went and asked for 150 things to be done on the home inspection.
Now, when he had that conversation, he had a conversation up front. So now you're predicting it's the same damn things
that are happening over and over and over again. So the same thing's happening. Let's just handle
it before it happens. But for you as a professional agent, as a CPI agent, you've got to figure it out
and then you've got to consult before it happens. Have the best day of your life.
