So this is some of the things that you can do to get to be able to now you're getting a commitment
from that lender. If they say yes and say, I'm going to rely and trust on you that these guys
will close. As long as you promise me that you will do every single thing possible, no matter

There's a guy named, I'm just saying, Mike C. He's in our marketplace. He's a lender.
If I get an offer with him as the lender and I have another offer, I'm going to every single thing that I can do to make sure that they go to the other guy.
All right.
Now, that's experience because I've had two or three bad experiences with this guy.
There's another guy like literally we had such a bad experience with a deal.
And the very next property I had was him on a lender.
Right. And this guy was such an ass to me. And then the very next deal, two weeks later,
and it was the first time I worked with him was on the first deal. We did end up closing it. It
was a nightmare. Then the second one, guess what? I'm getting a sweetheart of an email from him
where two weeks later, he's cursing me out. All right. Because as the listing agent, I'm there to like push to make sure that things get
through it. All right. So again, the people that you work with are important. Now you may not have
the experience that I have to be able to know, you know, as many people as that, but you know,
people. And as you start getting those experiences, just pay attention.
And then going back to the lender and asking, have you gone through a desktop underwriting?
Have you reviewed their payments statements?
Do they have a Mary Kay business that they had a loss for?
Right.
Have you looked at their tax records?
Will they close Mr. Lender?
All right. So this is some of the things that you can do to, again, to be able
to, now you're getting a commitment from that lender. If they say yes and say, I'm going to
rely and trust on you that these guys will close. And I'm going to recommend your offer for them to
consider to accept. Again, it's their job to accept it, not mine. And as long as you promise me that you will do every single thing possible,
no matter what, to get them close, I will make a recommendation for you.
