which then allows for you to discover what does a buyer want from a lender.
They want the best rates and terms.

Why saying the perfect script matters?

I want to give you guys a script that is something that took me about three years.
My first three years of sales, I had a different script that didn't work.
And I'll tell you what the different script that didn't work was.
And both scripts are true statements.
So don't use this, but here's what didn't work.
I used to say to the buyers, I'd say, hey, look, you want to be working with a lender who's going to
be able to answer your phone call at 10 p.m. on a Sunday night when the deal's blowing up,
which is why we want to be working with a lender that you have leverage, that I have leverage in
the relationship with them because you're one buyer, you'll use them one time every seven years. I'm one agent.
I'm going to use them seven times this week. And so you can leverage my relationship with them so
that they can be responsive to you. That was the script that I used for about three years. Don't
use that because it doesn't work. Now, when I realized like, man, like that's perfect, makes
perfect sense to me, right? Like this is the reason why you want it, but nobody believes me.
So I got to say something different.
So then I started saying something different.
And here's what I say now.
This is what I want you to use.
I have a lender who specializes in X.
They've got the best rates and terms in the business.
I wouldn't mind introducing you to them.
I've got a lender who specializes in X.
They've got the best rates in terms of the business. I wouldn't mind introducing them to them. I've got a lender who specializes in X. They've got the best rates in terms of the business.
I wouldn't mind introducing them to you.
What does X represent?
She's talking to a veteran.
I've got a lender who specializes in helping veterans.
I've got a lender who specializes in the first time homebuyers,
move up homebuyers, investors, move down homebuyers,
people with less than perfect credit homebuyers.
They have the best rates in terms of
the business. I wouldn't mind introducing them to you. That script works 99.9% of the time.
All right. So then now, now there's a lesson within what I just shared with you, because
obviously some of you are going to go on to the certification. Some of you will go on and join
the community and some of you will have me as your resource. And some of you won't, and that's fine.
Yet what I won't be able to do is I won't be able to give you,'t, and that's fine. Yet, what I won't be able to do is
I won't be able to give you, you know, that's one of like 1000 different, you know, things that I'm
going to give you. But if you don't go on, and you don't get the rest of the 999, or whatever,
you know, it is, then I want you to get the way to think. And the way to think that's important is if you're doing something
and you're not getting the results that you want, do something different. Even if it makes sense to
you that you should continue doing it because it just makes sense. So I gave you an example of,
I did a script that was valid. This is the reason why you should consider using one of the lenders I refer to you.
OK, because I can't tell you how many times I've had a deal blow up and they're with a
lender from one, two, three, whatever internet lead generation source.
And I can't get anything done because I got no leverage over them.
But the reality of it is that the buyer doesn't believe that there's going to be problems
in the transaction. The buyer doesn't believe that there's going to be problems in the transaction.
The buyer doesn't have that awareness.
So I could have kept doing what I thought was the best thing to do.
And I could have kept getting the same results, which were I wasn't able to introduce them to anybody.
Or I could recognize, which is the lesson I want you to get here as well.
Even though what I'm doing sort of makes sense to me,
but it's not getting the results that I'm intending.
So what could I do differently?
Now, I don't recall how many iterations they were between the first and the last,
but there were several iterations where it's like, okay, this doesn't work.
So I got to try something different and I did it.
And I got to try something different.
I did it.
I tried something different.
And then one day I got a lender who specialized in X.
They've got the best rates in terms of the business.
I wouldn't mind introducing them to you.
What makes that script work?
So the next lesson I want to give you guys is if you want to try to understand how a
script works, just tell them what they want, which then allows for you to discover what
does a buyer want from a lender they want the best
rates and terms all right so if you're doing something and you're like well what i'm doing
doesn't work i need to do something different then just ask yourself the question what do they want
and if what what do they want may not be the same thing as what do they need because if i go to that
same buyer and I
say to them, I'm going to give you a lender who's reliable, they're going to close this deal,
they may not have the best rates and terms, but they're going to get it done. You will never get
them to that lender if they think that they could beat it with price and terms. Or maybe not never,
but less. Less often you'll get them to them.
Consider the script that I'm using.
And when you use it,
I promise you, you'll increase your results.
I guarantee it.
