Starting point is 00:01:16 to simultaneously address concerns, preferences, and questions, ensuring a smoother and more successful transaction. Tune in for valuable insights in the latest No Broke Months for Real Estate Agents episode. One of, I had a listing, it was probably about a year and a half ago. It wasn't too long ago in Manassas, Virginia. And I'll go to the appointment and the guy's a thousand percent into me, ready to hire me. I go to get hired, and then he goes, oh, I got to get my sister to look at this. So I made the rookie mistake 15 years at the time into my career of not looking to understand that there was another owner to that property.
Starting point is 00:02:01 I had another transaction that I'm currently working with, though I didn't know there was another owner to the property that caused major, major, major challenges because I did not get both the sellers aligned where there was a daughter and a father. And my thinking was, well, this is the father's property. The daughter's just going to do whatever the father says to do. Jolene, what was our experience with that? It was a complete mess and a lot of drama. Yeah, a complete mess and a lot of drama. And so it was getting into, you know, there was fraudulent signatures.
Starting point is 00:02:43 There was potential litigation. And this is a transaction I'm currently working on right now. It's not closed right now. It is finally all resolved and we're pending closing. I guess. 17. 17 closing in two weeks. All right.
Starting point is 00:03:00 So the first one where the guy said, I got to talk to my sister. Guess what? Sister had a friend that was an agent. I never got hired. The second one was a whole bunch of drama. All right. Though I did know, again, that they were both aligned. I didn't take my time and effort to make sure that the daughter was aligned. All right. So those are some outcomes that you don't want to receive. So you make sure all decision makers are present. Thank you so much for listening.
Starting point is 00:03:38 You are freaking amazing. And because you're amazing, I'm going to ask for a quick favor. It'll just take you 30 seconds for you to leave a favorable five-star rating or review on your favorite platform. Then what I'll do is I'll enter you into a raffle where we can meet 45 minutes for a free coaching session. And I'll also give you a copy of the book, Real Estate Evolution, which is the 10-step guide to CPI, consistent and predictable income.
Starting point is 00:04:04 Oh, by the way, I'm the author of that book. So if you'd like for me to coach you, give you some nuggets and help you in your business, go ahead and leave a review and you can enter into the monthly raffle to win.
