What I want you to understand is where you are in the process if you don't get hired before you go
out to that first home. Like for me, it's about, okay, understanding the process and then
understanding where you're at in the process and then making choices. Welcome to the No Broke
Months for Real Estate Agents podcast. Working as a real estate agent can be incredibly rewarding
and fulfilling, but it can also be frustrating if you aren't making the money you deserve.

Why you should know where you are in the process.
Real estate coach Dan Roshan from No Broke Months for Real Estate Agents discusses being hired before showing homes.
Dan explains that if you still need to be hired and have already shown them homes,
you're still in the converting process. Knowing where you are in the process can help you create the appropriate choices. Learn why it's essential to know where you are in the latest No Broke
Months for Real Estate Agents episode. Do you always get hired by your buyers
before you show a home?
Good, good Rocky.
Has anybody here, is the answer different?
I used to do it at the first house,
but now that I have the video appointment ahead of time,
I don't need to do that.
Okay.
My recommendation on this is that 80% plus you
should get hired. If you go to the first house, like what Cindy just suggested, that should be
something that should be abnormal. However, again, just like everything else, like if we go through
this absentmindedly, then we're not going to be able to produce the results that we deserve.
If you don't get hired before you show that first house, then what I want you to consider is that you look at this as a linear process where
the closings over here and the first appointments over here, like here's the lead and here's the
closing. Okay. What I want you to understand is where you are in the process if you don't get
hired before you go out to that first home. So this is the servicing. This is showing the homes to the clients. If you don't
get hired, where you're at is you're over here where you're still in conversion mode. So when
you recognize that and you recognize where you're at in the process, then you can make decisions.
Like for me, it's about, okay, understanding the process
and then understanding where you're at in the process and then making choices. So am I going
to say that you're going to do this 100% of the time you're going to follow the process exactly
A, B, C, D, E, F? Well, you're going to intend to do so, yet you can certainly make choices to
alter it based off situation. Yet when you do so, you should be acknowledging that you're making an alteration, not absentmindedly
making an alteration.
And it should be an exception to the rule.
Okay.
I worked with an agent once upon a time where it was 100% of the time where she was like,
oh, well, this and this and this and this.
And finally, I was like, well, listen, it seems like your last client, this was the thing, the client before that, the client before that, the client before that, the client before that.
What are you recognizing about this?
It's always the same result.
Okay, which means that she's letting circumstance create the outcome rather than following the process.
Here's all that I ask for you guys to do.
Know the process 100% of the time. Know where you're at in the process. Here's all that I ask for you guys to do. Know the process 100% of the time,
know where you're at in the process
and then make great choices.
