You're listening to No Broke Months for Salespeople Podcast.
In this episode of the No Broke Months for Salespeople podcast, Dan Rochon breaks down the real
reason most real estate marketing fails. And it's not what agents think. He explains why
digital lead generation falls flat, how momentum is created through consistent action, and what
it actually takes to build a marketing funnel that produces real leads. From expired listings
to Facebook and Google Ads.
Dan shares practical examples
and fixes you can implement immediately.
Good morning, good morning, good morning.
Somebody, tell me something good.
What you guys got going on good?
I need to hear goodness.
I'm rolling out my new expired campaign today.
Okay.
Tell us about that.
Well, I have a cover letter
and then a list of reasons why
their listing might have expired
with one mark.
off that was actually the one that probably caused their house not to sell, a demonstration of
how important pictures are, and an invitation to have a conversation.
I love it. And what are you doing? You mailing those to them? How are you getting those to them?
No. No, I am delivering them in person. I love it. I love it. I love it. That will work.
That will definitely work for sure. All right. So last month, we went through building your belief
and confidence. And this month, we will go over Digital Marketing Foundations for Lead Generation.
I'm going to be asking you to do the homework to do the activities and by the end of this month
we're going to set up so that we all have one targeted campaign that's set up by the end of this
month so that we can track its performance and generate at least 10 leads all right that's what the
goal is going to be to do this month that's the outcome what we're going to do is we're going to
learn how to leverage facebook ads we're going to learn how to leverage google ads for hyper
targeted outreach we're going to create compelling landing pages that convert and introduce you to
high level CRM for lead nurturing if that's something that you're interested in or you can use
you know whatever you have available for you for a CRM all right so you got to have some options here
where you can use a CRM that I use and you could purchase or you can use your own CRM to make this work
whatever works best for you all right so let's go ahead and play the game momentum video please less
sales career like going to the gym for the first time picking up weights that seemed impossible to lift
It was hard, it was slow, and the progress was barely visible.
At first, I could barely move the weight, but I kept showing up rep after rep, and then slowly
I started seeing progress.
One pound, and then five, and then soon the momentum kicked in.
Building a business, just like going to the gym.
Your efforts might seem small, particularly at first, barely making it then, but over time,
those daily actions, they build strength and momentum.
Consistency is your key to success.
Just like at the gym, where you train every day to build muscle.
In business, you dedicate one to three hours daily to lead generation.
That discipline, it compounds, it creates a ripple effect that's going to lead to your unstoppable success.
Commit or quit.
Success, whether it's in the gym and business, it comes from the same place.
It comes from consistent effort day in and day out.
Small wins build momentum, and momentum drives you towards your own.
goals all right thank you miss leslie all right so momentum is what we're talking about here as we
build these ads all right so as i'm going to be able to share with you the step by step
understand that just like when terry's doing her expired just like when she's doing her home
by her classes that the first one she got eight registrations terry did you get business from
that future business yes yeah and it was eight registrations correct no we wound up with 12
Okay.
We had four that actually showed up, and with technical difficulties and everything else,
we really had two attendees.
Now, for me, that was a big success because I did it from start to finish.
I know where to improve on it.
And when you're doing an online webinar for the first time, when you have to talk for 35 or 40 minutes,
and you've never exactly done this before, it can be really intimidating.
It wasn't, thank goodness.
And it turned out to be a really good experience.
How much did you pay to advertise it?
I didn't pay anything.
I had vendors support me.
How much was paid?
$300.
Okay.
One or two leads?
Yeah, exactly.
And it'll probably be a million dollars worth of business down the line.
Okay.
Hey, salesperson.
Are you struggling to close deals
or struggling to gain trust?
Or are you struggling to create consistent and predictable income?
I'm Dan Roshin.
And I've seen it all.
Salespeople stuck in uncertainty, guessing their way through the business.
And that's why I created the consistent, predictable income CPI inner circle.
To give you the tools to master, teach to sell, and finally eliminate the struggle.
Learn how to influence, close, and turn doubt into trust on repeat.
No more trial and error.
just results. Ready to take control, visit www.nobrook months.com. That's nobrook months.com.

business? I would. Right now. It takes consistency through time. When's your next event?
Probably not until after the weddings. So mid-April. Mid-April. Love it. All right.
George. It's George there?
Yes, I'm here.
All right.
So, George, we're going to be putting together some lead funnels this month, all right?
So that means that you're going to have to get a little bit familiar with Google, Facebook, that type of stuff.
What's your comfort level with that?
We're comfortable with Facebook and Google.
I've done Google me and all that every time since I came into real estate.
So I'm not expert, but I'm doing that what I have to do.
Okay.
Melinda, what about you?
I know sometimes she's sort of in and out.
Melinda, can you hear me?
Okay.
All right.
So let's go ahead and let's go to the next video if we could last.
All right.
In the years that I've been coaching and mentoring and leading business people, sales professionals,
I have found that there's one of three things or it could be a combination of one, two, or three
of those three things that will cause you to not reach your sales goals.
It's going to be either you're not saying it often enough.
enough you're not saying the right thing or you're not saying it to the right people so
what do i mean by this let's take for example that you are selling a service and you go door
knocking once a month and you knock on one door and you ask one person will you buy my service what
do you think the odds are of how effective you're going to be do you think you're going to have
success if you ask once a month for somebody to buy your service probably not typically
depending on the service you provide or the product that you're selling, it's going to be anywhere from
three to five requests a day all the way up to 20 and maybe even more. But the fee to this is doing so
consistently. So again, it's going to be one of these three things. Either you're not saying it
often enough, you're not saying the right thing, or you're not saying to the right people. So
you're not saying the right thing. This is why we do the description role play training every
single Friday, the live training, to be able to teach you, to develop you into what to say
how to say it so that you could get somebody else to do what you want them to do as long as
it's in their best interest such as buy your product hire you for your service and then finally you're
not saying it to the right people so let's say for example let's say that you sell pens and you're
selling pens to a tribe that is indigenous and the tribe has no need for pens if you're trying to sell
that pen to somebody who never even has seen a pen has no idea what a pen is and we'll never have
have the need for a pen, you're talking to the wrong person. The same way as if you're selling
flight lessons for an airplane, you know, show you how to fly a plane, and you're trying to sell it
to a group of people that are afraid of flying, afraid of flights, afraid of taking risk, you're selling
it to the wrong people. So ultimately, what I want you to understand is it's going to be one, two,
or three of these things is if you're not reaching your goals. Here's the opportunity for you
look at. What am I saying? Who am I saying it to? And how often am I saying it? When you
you are not reaching your goals it's going to be one two or three of those items and what my
intention is is that we improve all three of those for you so that you can get what you want
all right thank you miss les all right and melinda had said in the chat that she could get to
her mute button quick enough and she's okay with google but not that great with social media it's
okay all right what i want everybody here to know is that this is not a secret ticket by the way
Okay, this is not a magic bullet.
I'm not giving you guys a get quick, rich, or get clients quickly skiing.
It's a method to be able to get what you want, which is going to take the consistency,
and it's going to take time.
It's going to take effort, okay?
We all clear on that?
All right, everybody has the best day of your life, be grateful, make good choices, go help somebody,
and God bless everybody.
I'll see you.
