Starting point is 00:02:26 All right. Remember what are the two things we want to do when we get to the appointment? When I arrive, what am I not doing? I'm not selling. I'm not convincing. I'm not talking them into why they should hire me. There's a rare exception when you're going to have to do that. And that rare exception is when the prospect is a highly driven dominant person.
Starting point is 00:02:46 Somebody like me, by the way. Okay. I talked to a salesperson of something that I purchased. I actually did purchase it. And our first sales call, and they had a pretty good sales process. And I had the first call with them. He says, okay. And they sent me all these videos.
Starting point is 00:02:59 They sent me all this stuff. And he said to me, he says, what do you know about us? I said, nothing. He said, did you watch any of the videos? I said, no, give it to me in bullet points. What you got? So if you come across this personality, that would be the only time that you, that process doesn't really truly work.
Starting point is 00:03:15 And when that happens, give it to them in bullet points. So if you realize that you go through a process and they didn't know, you know, like engage in any of it, then at that point say, you want to do a couple of things. All right Now the other piece of that is is this personality right here It's gonna be the quickest to fire to hire you and the quickest to fire you. All right, because you're gonna make decisions Rapidly just so you know absent that the process works 85% of the time And that's the only time you'll find yourself having to sell is when you're in that situation and I'm teaching you how to sell to that personality type. I call it like singing and dancing.
Starting point is 00:04:53 Right. It's almost like your circus like, hire me, hire me, hire me. You know, that's just ridiculous. Okay. A $1.15 million. It was an expired listing. I show up at the appointment and the guy's son booked another appointment at the same time as me. I get out of my car, I go up to meet the guy.
Starting point is 00:05:14 The other guy comes up and the other guy looks at me, he goes, how long is your presentation? And I just simply looked at him, I said, well, I don't really have a presentation. It's more of a consultation. And he says, okay, well, I'm going to go back out my car. I'll come back later. Would that be okay with you?
Starting point is 00:05:28 Mr. Sellers? And Mr. Sellers said, Sure, sure. The next day I called the seller up and he mentions the other guy. He says, well, Dan, it's going to be either you or another person at this point. The guy that came by after you. And I'm sorry that that happened.
Starting point is 00:05:40 My son booked that he was here for 10 minutes and I kicked them out. Right. So that's the difference between a consultation and a presentation. You're one of two people to list my $1.1 million home and the other gets kicked out in 10 minutes. Think about this as a plan. Let's say you have in your database 200 people. You do the math. You send every one of those 200 people a video text once a month. Okay? 10 times 5 is 50. 50 times 4 is 200. So you send them a video text a day, send them a video text a month from today. So, when you get clarity on that, you find your way,
Starting point is 00:06:16 10 video texts a day. If tomorrow you choose not to send your video text, I want you to go back into understanding why you're doing this. You follow me? Now, for those of you, again, I want to make sure that you understand that what I want for you, it's for you to be able to get from where you are to where you're meant to be, I want to be your partner in this. Starting point is 00:06:44 So I'm just going to just bullet point it. Starting point is 00:07:15 And I want to be able to help you. I want to be able to be your partner in business. All right. Let's talk about CPI time. So you want to understand your job description. So what I'm going to teach you now is 11 things for you to do in your business that are the most vital things to do. I want you to think about this in like a linear fashion.
Starting point is 00:07:37 If you could consider like a domino, like a series of dominoes, and that first domino goes over, what happens to the rest of the dominoes? They all go over, okay? And so what you're gonna learn today is in your business, what are the dominoes that when you do that, everything else goes? Now what happens if you start here?
Starting point is 00:08:01 Well, it's good, it's good, but if you start here, what's going to go? Just this guy. So, we're going to put this in a fashion that you know what to do first. All right? Because when you know what to do first, then everything else is impacted from there. And so it's not just, here's 11 things to do, but here's the order to do the 11 things. Does that make sense to you guys? Five of these things are going to be your job description. Five of these things are going to be how to build a business. And one of these things is just important. And you'll see clearly why it's important here in a few minutes. So the first five, and I'll tell you these again, is what's called CPI time. CPI time, CPI stands for consistent predictable income,
Starting point is 00:08:47 is to lead generate. That's your first domino. Your first domino in your business is lead generate. Now, technically there is something that has to happen before you lead generate. Okay, but this is your first action. What you have to do before you regenerate to make this work. You got to believe in yourself. Okay. That's why we started there. You got to believe in yourself because when you believe in yourself, then the next thing is why am I doing what I'm doing?
Starting point is 00:09:18 What's important to me about that? And these pieces start fitting together. And specifically, it's not just belief in yourself, but it's belief that you can find the answer. That's the specific thing that you have to believe in, okay? I can find the answer. So, now that we got past that, now what's my job description? Number one, regenerate. Number two, go on and convert those appointments to meet with me. Number three, go on to appointments to get hired and show homes. Number four, negotiate.
Starting point is 00:09:46 And number five, practice your scripture role play. Those are the five things that when you do those, you make money. We already agreed that in real estate sales, there's a million and one things that you can do. Yet there's only five that make you money. So when you're doing those other 990, whatever styles and tasks, I want you to train yourself to ask yourself the question, write this down. When you find yourself doing anything but lead generating, converting leads to
Starting point is 00:10:15 appointments, going on appointments to get hired and showing homes, negotiating and practice your scripts and role play. When you do it, anything outside that, I want you to ask yourself the question. Who else or how else can I get this done? Write that down. I guarantee you when you have the awareness to ask yourself that question, you will position yourself such that you'll start finding the answers. You may not have that resource today, yet when you ask yourself the question,
Starting point is 00:10:46 the answer will come up. That's your job description. Make sure you know what your freaking job description is. Now that you understand your job description, now let's say, what do you do to build a business? Because you are a business person. You specialize in finding business. That is your job description. Yet you still have to build a business.
Starting point is 00:11:09 So how do you build a business? So there's five things that you do to build a business. Those are you recruit talented people to join you. You select the right people to be in business with. And you train those people to achieve their goals. You lead those people so that they can understand how to think so they can reach their goals. And then you motivate those people so that you can help them get what they want. So the first five is CPI time.
Starting point is 00:11:34 The second five is leverage time. Now you may say, but Dan, I don't want to build a team. Okay, great. I have a lender who I've newly started working with. And I'll do a shout out to him. And David's been great. I had coffee with him. I'm teaching David how we can work together.
Starting point is 00:11:52 I'm training David on how we can work together, okay? So he is somebody that I had to recruit and then I had to select. I have had plenty of lenders over the years that were not the right lenders. I give them a lead and they maybe send them a text at that. I'm like, dude, I just introduced you to somebody. Could you please call them? Oh, I sent them a text Dan.
Starting point is 00:12:15 Could you get on the freaking phone call and call them? I sent them my application. Okay. How'd that work? Well, they had filled it out. They're a sucky lead. Okay. Maybe your process work? Well, they didn't fill it out. They're a sucky lead. Okay. Maybe your process is less than sufficient, but the inside voice is maybe you suck.
Starting point is 00:12:32 But anyways, enough about that. So you got to recruit people to work with you, talented people. You got to select the right people to be in business with. You got to train those people to achieve their goals. You got to lead those people so they know how to think to reach your goals. And then you got to be able to motivate them so that they can get what they want. So you got CPI time, you got leverage time. And then the last thing, to put a bow on this, and this bow is intentionally in an infinite sign that says, manage your money. I spent a lifetime in business and in sales.
Starting point is 00:13:05 You know what I've seen far too often? Struggling. Struggling to close deals. Struggling to gain trust. Struggling to create consistent and predictable income. So we put over on the five CPI time. The other side says leverage time. And the 11th thing to do is manage your money. Those are the 11 things for you to focus on to make money. Build a business and to be able to have no broke months. Those are the 11 things that I've done to be able since 2008
Starting point is 00:14:50 have no broke months. Can you imagine when you do the five for your job description and you do that five days a week, do you believe that you will have results? Do you believe that if author sends out 10 video messages a day, five days a week, every working day of his business, he's going to have results? But here's the deal. Do you think he's going to have results immediate? Sometimes yes, but most likely no. That's the thing with real estate sales that makes it challenging.
Starting point is 00:15:21 Because even when you get a client, let's say I have confidence that if I went to Surprise Arizona right now, I would be the second best agent in Surprise Arizona. You're welcome. And I believe that I would be able to, within 90 days, have a closing. I don't even know what a surprise is. It would be a surprise for me. Yet, I believe within 90 days, I would have a closing with, I don't even know where a surprise is. It would be a surprise for me. Yet I believe within 90 days I would have a closing. Right.
Starting point is 00:15:48 So I can be a BFE because I know what to do and I'm going to do it, but I'm 90 days away from my first closing in the best case scenario that's starting from zero and knowing what to do and doing it. Why? Because it's going to take me a second to find somebody. And it's going to take me a second to be able to either sell that house or find a home for the buyer. And then there's going to be a 30 days contract to close process.
Starting point is 00:16:15 So basically it's 30 days to find the client, 30 days to serve the client, and 30 days to go to closing. That may be a little bit better than that, whatever, right? So here's the deal. You're lead generating, you find somebody, and then they say no later. days to go to closing. That may be a little bit better than that. Whatever. Right. So here's the deal. You're lead generating, you find somebody and then they say no later. I'll read the text from Yolanda. Uh, good morning in reference to the houses you sent me.
Starting point is 00:16:38 I spoke with my son and he told me it is too far away. He doesn't want me to buy a town home. He will live in an apartment until he fixes his credit. He will buy a house as a first time home buyer when he has $50,000 for down payment. Thank you so much for your help. God bless you. Basically I'm not buying, but here's the deal. I got that text in the same day that I met with Leandro. You see what I'm saying?
Starting point is 00:16:58 So what real estate agents is they put themselves, Hey, I got this great lead and they're not returning my phone call. Why are they not returning my phone call? What do I do? How do I make them call me back? You don't go find another client. Because people will fall out and she's not rejecting me. She's not rejecting me at all.
Starting point is 00:17:16 She's just, it's just not going to work for her. Okay. And that's why you have to be able to continue this. Those are the 11 things for you to focus on. Does that mean that there's maybe other things to focus on? Absolutely. But those other things ask the question, who else or how else can I get this done?
Starting point is 00:17:32 All right. I want to share with you a video about some of our students. I'm Mindy Davis, and I was struggling to get sales for my real estate business. I just got off a team after six years and am trying to go out on my own and start my own business. I'm a seasoned agent,
Starting point is 00:17:52 but I've certainly had some months with no business and some cashflow issues. And then I met Dan Rochon. And within a few weeks weeks I had a sale and then another and another and I just finished his three day no broke months boot camp and all I can say is wow. I just think it was fabulous. You've been able to sit there and set the smart goals that you have and you then begin to understand how do I get the digital marketing in place? How do I get the lead generation in place?
